Design Advice has been offered to GBD Architects for a full block, 20 story mixed-use building at 140 SW Columbia St. The project for Texas-based developer Alamo Manhattan would include 306 residential units in the upper 16 floors and 12,205 sq ft of retail and 3 live/work units on the ground floor. Parking for 269 vehicles would be provided in a three story above grade parking podium structure. Exterior terraces are proposed at levels 5, 13 and 20. The building would reach a height of 200′, despite earlier indications that it could be as tall as 260′.

Convention Center Hotel Approved by Design Commission (images)

The Design Commission has approved the Oregon Convention Center Hotel, which represents one of the final hurdles for the long planned project. The Hyatt Regency branded hotel will include 600 guest rooms and 32,000 sq ft of ballroom and meeting room space. The ground level of the 14 story building will include public facing spaces including the main lobby, a restaurant, bar, the junior ballroom and a 24-hour retail market. The second and third floors will include the main ballroom, meeting rooms, a fitness center, and a Regency Club lounge. Guest rooms will be located in the body of the 180′-6″ tall tower, on levels 3 to 14.

The hotel is being developed by developer Mortenson, with a design team that includes ESG Architects and Mayer Reed Landscape Architecture. The $240 million hotel is being funded from a mix of public and private sources. $165 million will be invested by Hyatt/Mortenson Development, while Oregon Metro will contribute $60 million in bonds backed by lodgings tax revenue expected to be generated by hotel guests. Additional funding sources includes $4 million from Metro’s Convention Center reserves and $10 million from lottery funds.

A little more than 3 years after the Portland City Council added minimum parking requirements for new apartment buildings, it has voted to remove them, reports the Portland Mercury.

The Post Office site in the Pearl has formally been handed over to the Portland Development Commission, writes the Business Tribune. Development on the site could begin in two years.

According to a report seen by the Oregonian, major problems with the Bureau of Development Services’ paperless permitting system ITAP were “enabled by ‘significant gaps’ in leadership.”

Walker Macy has presented the interim findings for the Design Overlay Zone Assessment Report, writes the Business Tribune.

The buyer of the Macy’s space at the Meier & Frank Building has confirmed their plans to the Portland Business Journal:  ground floor retail with creative office space above.

Design Commission approves NW 17th & Kearney Apartments (images)

The Design Commission has approved a mixed use building by SERA Architects at NW 17th and Kearney. The 6 story building for Holland Partner Group will contain 124 apartments (including 9 ground floor units), with 3,200 sq ft of retail space at the ground level. 68 parking stalls are proposed in one level of below grade parking, while long term storage for 139 bicycles will be provided. At the 6th floor a club room and roof terrace deck is proposed. Under the terms of a property tax exemption approved by the City Council in August, 20% of the project’s unit will be affordable to those earning less than 80 percent of area median family income.

The Oregonian reported that the Sears building in the Lloyd Center has been sold, and the retailer’s presence in the mall “will either shrink significantly or disappear altogether“.  On Thursday morning, the ice rink at the center of the mall reopened, after a major renovation.

Eater PDX reported that Tom’s First Avenue Bento will close after nearly 25 years, to make way for the Multnomah County Central Courthouse.

The 12-unit Jarrett Street Condos are receiving very little interest from those eligible to receive the city subsidized down-payment assistance, according to The Oregonian.
