Design Advice has been requested by LDA Design Group for a remodel at the Lloyd East Anchor:

A project at 4806 N Maryland Ave has been submitted for building permit review:

A project at 1331 NW 17th Ave has been submitted for a structural permit review by GBD Architects:

New 113,479 gsf, six story self storage facility, demo permit to be applied separately

 

Design Commission approves Modera Buckman (images)

The Design Commission has approved the Modera Buckman, a 7-story mixed use development in the Central Eastside. The building, by Leeb Architects for developer Mill Creek Residential Trust, will include 170 residential units and 6,621sf of ground floor retail space. Parking for 74 vehicles is proposed in a below grade parking garage. Long term parking for 255 bicycles is proposed, with 98 spaces in a secure bike room and the remaining spaces provided in the units.

The Pearl East Building at NW 13th & Glisan is currently being reviewed by the Portland Historic Landmarks Commission. According to the DJC the Commission appeared inclined to support the project*, but granted a request by a neighbor to extend the public comment period.

‘Portland For Everyone’ wrote about two buildings in Sellwood-Moreland, at 1707-1725 SE Tenino St and 5965-6003 SE Milwaukie Ave that could be the first buildings to include affordable housing through the Portland’s new Inclusionary Zoning ordinance. Though vested under the old code, the developer is exploring the option of removing the previously required parking spaces and adding affordable units.

The Hollywood Star News wrote about the new development at 5035 NE Sandy Blvd, on the site formerly home to der Rheinlander. The 32,000 sq ft building will include 24,000 square feet leased by Portland Clinic and 6,000 to 8,000 sq ft of ground-floor retail space.

The Willamette Week wrote about how “early signs point to trouble for a record-setting Portland Public Schools bond“. If passed, the $790 bond would include funding to renovate Benson High School and Madison High School, and to raze and rebuild Lincoln High School and Kellogg Middle School.

Oregon Business published images of Portland’s “latest Insta-worthy hotel“, the AC by Marriott.

Design advice to discuss renovations to the façade of the existing Macy’s. New retail entries would be created on SW 5th and SW 6th Avenues and updates to the SW Alder façade. The scope of the project includes tenant improvements from the basement to the fifth floor. This work includes interior demolition of floors one through five.

Early Assistance has been requested by Urban Development Group to discuss changes to a project at 1707 SE Tenino St:

New 4-story apartment building (89 units total). Please note – there is already an existing building permit for the project, but he wants to add the affordable housing aspect to forgo the parking requirement. See CO 17-112446. If he finds he can proceed with the project as proposed for this EA, he will cancel the previously applied-for CO permit and get a new one, with the parking removed.

AC Hotel Portland

The AC by Marriott at SW 3rd & Taylor has opened.

The DJC broke the news* that the 4W tower at 419 SW Washington St is on hold as developer Greystar struggles to gain financing for the project.

The Portland Business Journal wrote about Portland’s latest creative office development: the Custom Blocks at 1340 SE 9th Ave and 925 SE Main St.

Portland Architecture sat down wtih Holst Architecture’s new owners to discuss the firm’s evolution.

The Rose City Park neighborhood association has weighed in on the proposed apartments at 5036 NE Sandy Blvd, reports the Hollywood Star News.

The Portland Chronicle reported that a demolition permit has been issued for the 1965 warehouse with the ‘Machine’ mural at 4018 N Williams Ave. The 5 warehouse will be replaced with a 5 story mixed use building with retail on first floor and 64 residential units above.

In Oregon Business economist Joe Cortright argued that the key to solving Portland’s affordability problems is a greater supply of new units.

KGW reported that the AC by Marriott in Downtown Portland has opened.

Under Construction: OHSU CHH South and Rood Family Pavilion (images)

This is an updated version of a post originally published on March 4th 2016.

Construction is underway on two new OHSU buildings in their emerging South Waterfront campus, both designed by ZGF Architects. The project will include the Center for Health and Healing (CHH) South, a 15 story, 244′-7″ tall ambulatory hospital and research building on Block 29.  On Block 28 the 11 story Rood Family Pavilion is planned, which will include a parking garage and a total of 76 rooms available to patients receiving outpatient treatment at OHSU.

The DJC reported that multifamily design work is waning* following the rush to submit developments before the implementation of the new inclusionary housing rules.

Portland for Everyone said that to ensure Portland’s new anti-eviction rule has teeth the city needs to raise its devastatingly low vacancy rates.

Portland Shoupistas argued that the Portland Development Commission’s plans for new parking garages in Old Town and at the Convention Center Hotel put the agency at odds with the city’s climate action and transportation goals.

Portland Architecture spoke to Restore Oregon executive director Peggy Moretti about changes to state administrative rules that make protecting Oregon’s historic buildings just a little easier.

The Portland Business Journal took a look at the University of Oregon’s new spaces inside the recently completed Old Town building 38 Davis.

Design Commission approves 1500 SW Taylor (images)

The Design Commission has approved 1500 SW Taylor, an 11 story building by SERA Architects. The 125′ tall building is being developed by the Molasky Group, Trinity 3 Investment and Langley Investment Properties. The project will include 146 units, 20% of which will be designated as affordable through the MULTE program. A 1,250 sq ft retail space will be located at the corner of SW 15th & Taylor, with the rest of the ground floor used for resident amenities including a fitness room, library, lounge and community room. At the 11th floor a club room and roof deck with be provided, with views to the west.

80 vehicular parking spaces will be provided in two levels of below-grade parking. 6 bike rooms will provide long term parking for 219 bicycles.
