A building permit is under review for 815 W Burnside St, the first proposal in the Central City to approved that is subject to the city’s Inclusionary Zoning ordinance

Proposed project is a senior living community with 110 units of R-2 occupancy independent senior living, 131 parking stalls in below-grade parking with total GSF of 296,500 with 42,000 of that amount being below-grade parking. Active uses will be provided along 13th Avenue (per 33.510.225). Those may be lobby, bistro, admin offices, salon or other similar uses complimentary to the community and to development objectives stated for NW 13th Ave.

A Pre-Application Conference has been scheduled by ZGF Architects to discuss a project at SW 1st & Ash:

Construction of a new 5-story building (57,000 gsf). Multi-use tenants will include retail and building support spaces on level 1. Office space levels 2-5.

A Pre-Application Conference has been scheduled by Morningstar Senior Living to discuss a project at 3150 NE Sandy Blvd:

The proposed five-story development is composed of assisted living and memory care units in a single building each caring for the specific needs of its residents. The building interior design provides for an abundance of amenities, which include the following: common dining spaces and serving areas, activity areas, art studio, theater, chapel, cafes, lounges, a fitness and activity center, beauty salon/barber shop, private dining for family events and central kitchen for chef-inspired meals. Assisted living and memory care each have their own individually landscaped courtyard.

Multi-use building with 138 residential apartments on levels 2 thru 6 (90,775 sf), residential amenities on ground floor and roof deck (4,305 sf), retail spaces on ground floor (8,785 sf), and 49 spaces of below grade parking. Type 1A construction from bottom of garage to top of slab of level 3. Type 3A construction from top of slab of level 3 to roof.

A project at 121 N Beech St has been submitted for building permit review by Fieldwork Design & Architecture:

New 4 story mixed use building; shell only with ground floor retail; associated site work

A project at 16119 SE Stark St has been submitted for building permit review:

Construct new 11,993 sf single story retail building. Phase 1- construct north portion and one tenant space occupied as pawn shop and 3 tenant spaces not occupied this phase. Phase 2- demolish existing adacent structure in permit 18-260694-CO. Phase 3- construct south portion of building with one occupied pawn shop tenant, parking lot and site work. A building permit was issued for a project at 14775 NE Couch St:

A building permit was issued to Ankrom Moisan Architecture for a project at 2350 SE 60th Ave (previously 6125 SE Division St):

Construct new care facility with underground parking and living care facility on main floor; associated site work

The Block 216 tower had its first Type III Design Review hearing last Thursday. Cart owners have been told they might need to vacate the 10th & Alder lot as soon as May.

Nomad on N Interstate Receives Design Advice (images)

The Nomad mixed use development at N Interstate and Church St has gone in front of the Design Commission to receive optional Design Advice. The 7-story building is being designed by Works Progress Architecture for Ethos Development, and will include 130 residential units over ground retail and building amenity spaces. 22 at-grade parking stalls and 145 bicycle parking spaces are proposed. The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

Design Commission Approves 1715 SW Salmon Mixed Use (images)

The Design Commission has approved an 8-story mixed use building at 1715 SW Salmon St, designed by SERA Architects for Greystar Real Estate Partners. The 84’-9″ tall building will include 182 residential units over approximately 12,000 sq ft of retail. Vehicular parking will provided in a garage accessed from SW Taylor St, with most of the spaces provided in a mechanized parking system. 278 bicycle parking spaces will be provided, with 106 spaces in a secure bike room at level 2 and rest provided in the units. The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

The Design Commission has approved a four story affordable housing development at 9747 NE Glisan St, in the Gateway Plan District. The 159-unit building is being designed by MWA Architects for Northwest Housing Alternatives. The building will include nine vehicular parking space in a small surface parking lot and 175 bicycle parking spaces in secure bike rooms.

The Woodlark Hotel is set to open in December.

Four year’s after the adoption of the $57 million Old Town Chinatown action plan, the Oregonian reported that almost none of what was planned has happened.

The Design Commisson has approved a mixed use building at 815 W Burnside St. The 7 story building is being designed by Ankrom Moisan Architecture for LMC Development, and will include 138 residential units, ground-floor commercial space, 50 below-grade parking spaces, and a rooftop outdoor deck. 214 bicycle parking stalls will be provided, split between 84 racks in ground floor bicycle rooms and 130 in-unit racks.
