The Columbia Apartments are under construction at 1423 SW Columbia. The project, designed by Fosler Portland Architect for WDC Properties, will add 23 apartment units to the Goose Hollow neighborhood. Proposed exterior materials for the four story building include metal panels, cedar siding and stucco. No off-street car parking will be provided. 36 bicycle parking spaces will be available in a secure bike room.

Under Construction in the Central Eastside: 107 NE Grand (images)

A Central Eastside warehouse at 107 NE Grand is currently being redeveloped into new retail/creative office space. The project  includes a seismic upgrade of the building, and new landscaping / storm water facilities at the existing car park. The 1922 warehouse is owned by the adjacent Stark’s Vacuums, and was previously vacant. Their retail store will remain. The project design is by Hennebery Eddy.

North Pearl High Rises, Part III: Block 17 (images)

This post is the third in a series on the high-rises currently under construction in the North Pearl. See also Part I about the Cosmopolitan on the Park and Part II about The Overton.

At 178′ tall, Block 17 would dominate almost any other neighborhood in Portland, and yet it is the shortest of the three high rises currently under construction in the North Pearl. The building at NW 12th & Overton is composed of two distinct forms, divided by a semi-public courtyard: a five story low rise building on the eastern half of the block; and a 16 story tower on the western half. Between them, they will create 281 rental apartment units. 210 vehicular parking spaces will be located in a below grade garage. 422 bicycle parking spaces will be provided, with one space in each unit, and the rest in a secure storage room. The building’s design is by Boora Architects for Hoyt Street Properties in partnership with Atlanta-based Wood Partners.

Developer UDG have requested an Early Assistance meeting for a project at 2100 SE Belmont St, a site which has previously been profiled by the Portland Chronicle:

New 56-unit apartment building with underground parking (19 parking spaces).

Jones Architecture have requested an Early Assistance meeting for a project at 8247 N Lombard St in St Johns:

Four story mixed use building that includes retail, 100 Apartments and underground parking.

Ankrom Moisan have applied for a Type III Design Review for a project at 915 SE Belmont St. The Oregonian reported on the project, as proposed in 2013:

Nearing completion: the Pitman II Building (images)

The Pitman II Building at SE Water & Hawthorne is nearing completion. The project builds on the success of the original Pitman Building at SE 3rd & Clay, and will convert a portion of an existing warehouse. The project will offer a mix of accommodation, with three production kitchens on the first floor and nine small offices on the second floor. Although the ground floor units are designed to be production kitchens, and not restaurants, the kitchens will be allowed to offer retail sales, and there will be outdoor seating facing SE Water Ave. The project design is by Deca, Inc for Pitman Restaurant Equipment and North Rim Development.

  • The Portland Business Journal reported that Jama Software, the anchor tenant for Melvin Mark’s 2&Taylor building, is ready to move in.  The project is a redevelopment of the former Yamhill Marketplace.
  • The demolition of the former University Station post office began. The site is owned by St Mary’s Academy, who plan on expanding their campus. Although still in the early stages of planning, the Oregonian reported on what might be housed in the expansion.
  • The Society Hotel, a redevelopment of a long vacant building in Old Town, is set to open this summer. The Portland Business Journal had a look at the construction progress.
  • The City Council was scheduled to vote on the rezoning for the MAC Block 7 apartments. The applicants have now decided to complete a City Center Parking Review before the City Council makes its final decision.
  • The Waterline Apartments on NW Front Ave have begun pre-leasing.
  • At Portland Architecture, Brian Libby expanded on his CityLab article about Centennial Mills, with more extracts from his conversation with Jordan Schnitzer. Meanwhile, the RFP process for selective demolition of the buildings in worst condition is ongoing.
  • Chefstable plans to open The Loyal Legion, a beer hall with 99 Oregon beers on tap, in the former Portland Police Athletic Association building.

Worldmark by Wyndham set to receive Design Advice (images)

The proposed Worldmark by Wyndham at 221 SW Naito Parkway is scheduled to have its first Design Advice session in front of the Historic Landmarks Commission on January 12th. The design by SERA Architects has evolved since Next Portland last published images of the project. The building remains at 6 stories tall, but its massing is broken down to suggest a collection of smaller buildings, reminiscent of the finer grained development of the Skidmore / Old Town Historic District. The second floor courtyard, previously entirely open to the east, is now mostly enclosed.

One North, a collection of 3 office buildings around a shared courtyard, is currently under construction on N Fremont between N Williams and N Vancouver. The project is a collaboration between different architects, developers and contractors. Located one block north of New Seasons, the buildings will reuse waste heat from the store.

Under Construction: 12th & Clay Apartments (images)

The 12th & Clay Apartments are under construction in Downtown Portland. The quarter-block building will contain 83 apartments over 8 stories. The building has an L-shaped plan, with a small courtyard at the interior of the block. The primary exterior material is red brick, with white brick used at the top two floors. No on site parking is proposed. The project design is by SERA Architects.

Under construction in the Pearl – The Abigail (images)

The Abigail Apartments are currently under construction at NW 13th & Raleigh. The project, being built for Bridge Housing, will offer 155 apartments, with 127 apartments reserved for families earning 30% to 60% of Portland’s Median Family Income.  These units will join 2,200 units of existing affordable housing in the River District Urban Renewal Area, a number which while large, has fallen short of a 1994 target that 35% of new buildings in the area be affordable. The architects for the project are Ankrom Moisan, who also designed the nearby Ramona apartments and The Sitka, which are also affordable housing.
