Focus: 20 new hotels proposed for Portland

When construction activity first started to return to Portland around 2012 it seemed like all that was being built was apartments. While residential still dominates the construction industry, other sectors of the market have started to return. In the last year there has been been a noticeable increase in the number of hotels proposed in Portland. Next Portland counts at least 20 hotels either proposed, going through Design Advice / Design Review, being reviewed for building permits or under construction. Together these represent over 3000 new rooms, a substantial number for a city that had 25,924 rooms in its metro area as of 2014.

It is unlikely that every single hotel on this list will be built; some of the Early Assistance application may represent property owners performing a feasibility study, and there is always the possibility of a downturn in the economy. Even still, it’s clear that Portland is going to have a substantially larger number of hotels in just a couple years. Click through to see the full list, arranged by number of rooms.

The Portland Development Commission has identified a preferred concept for the redevelopment of the main Post Office site in the Pearl, as part of their ongoing Broadway Corridor Framework Plan prepared by ZGF Architects and Skidmore, Owings & Merrill. The redevelopment of the 14 acre site could accommodate up to 3.8 million sq ft of development, with space for 4,000 jobs and 3,100 residents. The plan assumes that 25% of the housing built will be publicly subsidized affordable housing.

OHSU Center for Health & Healing South returns for Design Advice (images)

ZGF Architects have returned in front of the Design Commission for a second Design Advice Request concerning the OHSU Center for Health & Healing South. The $200 million project will include two new buildings on adjacent blocks in South Waterfront. The proposed building on Block 29 will include five floors of “ambulatory hospital”, which OHSU defines as facilities for “highly complex outpatient surgeries & invasive procedures”. Above this is a cancer center, where clinical trials by the Knight Cancer Institute will be performed.

Block 28 will include above grade parking, and five floors of subsidized guest housing for people receiving care in the adjacent facilities. New conference facilities will be located on the ground floor of Block 28, facing onto SW Curry St.

Concepts released for redevelopment of USPS site

The first conceptual images of what a redevelopment of the USPS site in the Pearl might look like have been released by ZGF Architects and Skidmore, Owings & Merrill. The images were prepared as part of the ongoing Broadway Corridor Framework Plan, a Portland Development Commission led effort to create a preferred development concept for the Post Office site. The PDC is currently in active negotiations to acquire the 14 acre Pearl District site, though none of the concepts represents a firm development proposal at this time.

Five concepts were presented at an open house held on July 21st at PNCA. All of the concepts assume that the site would be developed with a mix of uses, but the proportions of different uses varies between the concepts. Similarly the Green Loop is addressed in all of the concepts, but the route it might take differs.

Canopy by Hilton set to receive Design Advice

ZGF Architects have submitted drawings of the proposed Canopy by Hilton hotel to the City for Design Advice. As currently proposed the 10 story hotel will have 153 guest rooms. The developer behind the project is the Buccini/Pollin Group and the hotel will be operated by PM Hospitality Strategies.

Focus: 25 Tallest Buildings Planned or Under Construction

It’s now almost 6 months since the first post on Next Portland. Since then we’ve published over 180 posts and added over 350 projects to our map, which is a testament to the staggering scale of development happening right now in Portland. Much of this development is 4-6 story buildings along the corridors such as N Williams and SE Division, but there is also a large number of tall buildings going up in the Central City, which why we decided to list the 25 tallest buildings planned or under construction.

While the boom of the 2000s was defined by the activity in South Waterfront, today that district has no apartments or condos planned over 6 stories tall. By contrast the Pearl, the Lloyd District and the Central Eastside are all seeing their skylines altered. Activity in Downtown has quieter, but it also has the tallest building in our list, which is now the 4th tallest building in the city.

Where possible, the heights given are the building height as defined in the Portland Zoning Code and published in the Design Commission’s Final Findings. Where indicated the heights have been estimated.
