Urban Development Group have requested Design Advice for their project at 11th & Ankeny:

Design Advice Request for a new mixed-use building – 2191 sq ft retail; 84 residential units; 6081 sq ft of below ground parking (23 parking spaces total).

Early Assistance has been requested for a project at 7246 N Mohawk Ave:

17-18 unit multi family building with on-site storm handling. Transfer of density from neighboring site at 7922 N Ivanhoe. One house to remain on 7922 N Ivanhoe.

A Pre-Application Conference has been scheduled by Vallaster Corl Architects to discuss a project at 514 SE Belmont St:

Pre-App. Conference to discuss a Type III Historic Resource Review for a new 15-story mixed-use building with ground level retail, parking (approx. 90 spaces) on the 2nd and 3rd floors and 193 residential units on the upper floors.

A Pre-Permit Zoning Plan Check has been requested for a building at 3423 SE Hawthorne Blvd:

New four story 24 unit apartment building

Holst Architecture have submitted 510 NW 15th Ave for Design Review:

Renovation of 2 existing buildings to include seismic upgrades, 4 levels on the west building for creative office space

A demolition permit was issued to Works Partnership, which will enable a townhome development at 5711 E Burnside St to move ahead:

Demolish existing one story commercial building, 896 sf, requirement of final plat permit 15-108229FP, remove all debris

A pair of building permits were issued to FFA Architecture for the Tess O’ Brien apartments:

A building permit was issued for an apartment building at 4937 SE Division St by SERA Architects:

New 134 unit apartment building with retail at ground level and tuck under parking.

A building permit was issued to TVA Architects for the Hawthorne 31 Apartments at 1515 SE 31st Ave:

New 4-story mixed use building with ground floor retail and 30 apartment units in floors 2-4.

A building permit was issued for a new building at 6030 SE 52nd Ave:

New 2 story commercial building; shell only; with associated site work. No occupancy under this permit, separate ti permits required for occupancy. Sprinkler/alarm required.

Focus: 25 Tallest Buildings Planned or Under Construction

It’s now almost 6 months since the first post on Next Portland. Since then we’ve published over 180 posts and added over 350 projects to our map, which is a testament to the staggering scale of development happening right now in Portland. Much of this development is 4-6 story buildings along the corridors such as N Williams and SE Division, but there is also a large number of tall buildings going up in the Central City, which why we decided to list the 25 tallest buildings planned or under construction.

While the boom of the 2000s was defined by the activity in South Waterfront, today that district has no apartments or condos planned over 6 stories tall. By contrast the Pearl, the Lloyd District and the Central Eastside are all seeing their skylines altered. Activity in Downtown has quieter, but it also has the tallest building in our list, which is now the 4th tallest building in the city.

Where possible, the heights given are the building height as defined in the Portland Zoning Code and published in the Design Commission’s Final Findings. Where indicated the heights have been estimated.

  • Hassalo on Eighth, the Lloyd District superblock development by GBD Architects and American Assets Trust, reached its full height. The names of the three buildings were announced: the Aster Tower; The Elwood; and the Velomor.
  • Also in the Lloyd District, restauranteur David Machado plans to open two new restaurants in the Hotel Eastlund. Altabira City Tavern will be a rooftop restaurant with a beer centric menu, while Citizen Baker will be a bakery, cafe and wine bar.
  • The venue Revolution Hall opened this week in Washington High School, an adaptive reuse of an old high school by SERA Architects and Venerable Properties. Portland Monthly listed  five things you don’t know about Rev Hall. David Greenwald of the Oregonian reviewed the first show, Wild Ones and Alialujah Choir.
  • The Portland Tribune profiled Bob Ball, CEO of development firm Astor Pacific. In it they revealed that his next project will be a four story, 35-unit apartment with corner retail at 901 NW 21st Avenue, near Caffé Mingo.
  • Two retail buildings in Sellwood were demolished to make way for the VWR Development’s Spokane 13 Apartments. The design is by TVA Architects.
  • PHK Development and THA Architecture released details of their proposed 7 story apartment at 2034 NE Multnomah. An adjustment review for the project was approved in December 2014.
  • The Portland Business Journal reported that the PDC has issued an RFI for the Old Fire Station Property at NW 3rd & Glisan. It could potentially be converted into creative office space.
  • Portland Architecture published an interview with Eugene Sandoval of ZGF Architects. Notable projects of his include the Eliot Tower and Twelve West.

Under construction on NE MLK: the Mason Street Apartments (images)

The Mason Street Apartments are currently under construction at the corner of NE Mason St and NE Martin Luther King Jr Blvd. The 5 story building will include 36 apartments, with tuck under parking for 7 cars. The project design is by TVA Architects for VWR Development, the same team behind the recently approved Jefferson 14 Apartments. Exterior materials will include board-formed concrete, ribbed & smooth metal panels, and fiber cement panels. Wood storefront windows will be used at the ground floor retail units, with vinyl windows at the upper floors.

Overlook Park Apartments

The Overlook Park Apartments are under construction at 3705 N Overlook Blvd, one lot west of N Interstate Avenue. The six story building will have 63 apartments, with a mix of studios and one or two bedroom units. One story of partially below grade parking is proposed, with room for 16 cars. This will be accessed via a new alleyway connecting to N Interstate Ave, along the edge of Overlook Park. 108 long term and 8 short bicycle spaces will be provided.

Exterior materials include ribbed metal panels, colored fiber cement panels and sheet metal panels.

Approval Recommended for Jefferson 14 Apartments

Jefferson 14 apartments are recommended for approval in a Staff Report And Recommendation To The Design Commission [PDF]. The 5-story project at 1450 SW Jefferson St, in the Goose Hollow neighborhood, will include 61 residential units. No car parking is proposed. The project includes a bike room at the ground floor with space for 32 units. Each unit also includes a dedicated bicycle space.

Park Avenue West (images)

Anyone who has been near Downtown Portland lately will have noticed the construction of Park Avenue West, a 30 story building rising adjacent to Director Park. The project is the third skyscraper built by TMT Development, whose founder Tom Moyer passed away last week at the age of 95. Previous projects included the 1000 Broadway building, which was completed in 1991, and the Fox Tower, which was completed in 2000.

The tower, designed by TVA Architects, rises to 460′ — the maximum height allowed Downtown by Portland’s zoning code. A spire extends the total height to 501′-7″. The lower two floors will be retail, and the next 15 floors are residential, with 211 apartments. The top 13 floors are offices, whose anchor tenant will be law firm Stoel Rives. The building will be served by 6 levels of underground parking.
