This week Next Portland had its fifth birthday. Since November 2014 we have published over a thousand posts, many of which are about projects that are now complete or under construction. Today, we wanted to look back at some of the unbuilt projects we’ve written about over the years.

Weekly Roundup: Robert Sacks, Schools Bond, SolTerra, and more

A potential massing for a rebuilt Lincoln High School, by Bora Architects. Under this option the existing school would remain in operation while a new building is constructed where the football field is currently located.

According to The Oregonian, Portland Public Schools now plans to include complete modernization of three high schools, Lincoln, Benson and Madison, in its May 2017 bond measure.

In the wake of the NW Portland natural gas explosion, the DJC wrote about developer Robert Sacks’ plans to move forward*.  Allied Works Architecture, who designed the damaged building 2281 NW Glisan, are preparing drawings that will allow the building to be rebuild. They are also working on designs for a new three-story building building at 510 NW 23rd Ave to replace the 111-year-old building that was destroyed.

Places Over Time looked at the 2016 works of architecture and urban planning that have “creatively added to the livability, artistry, and longevity of Portland’s built environment“, including Albina Yard, Pearl West and Milwaukie Way.

A 100-bed winter shelter has opened in the Washington Center, reported The Oregonian. The building is currently sitting vacant while developer Greystar and architects ZGF prepares plans for the 4W Tower.

The Portland Chronicle reported that a 106-year-old apartment complex and automotive repair shop at 1335 SE Stark St will be torn down to make way for a four-story, 39-unit apartment complex.

The DJC reported that design-build firm SolTerra has split into two businesses and laid off design professionals.

The Business Tribune asked developers if they would still build housing in PDX under the inclusionary zoning policy.

The Portland Business Journal looked at the 34 most prominent real estate projects to watch in 2017.

Quilici Architecture & Design Inc have requested Early Assistance for a project at 6825 SW 45th Ave:

New 65-unit apartment building with underground parking.

A project at an undetermined location has been submitted for Type II Design Review by Brett Schulz Architect:

Development of a new mixed use building 18+ apartments & retail space – no parking proposed

Solterra have submitted the Strata  at 3138 N Vancouver for Type II Design Review:

New mixed-use building with 110 residential units and ground floor commercial space. The new development will include on-site parking.

Carleton Hart Architecture have submitted a project at Lents Town Center Property #3 (North) for Type II Design Review:

New 4-story wood-framed multi-unit housing with 64 units and a community space. Working with the PHB.

City Craft Development have submitted a project at 4620 N Maryland Ave for building permit review:

New 3 story 24 unit apartment building with basement

A building permit was issued for a project at 7625 SE Milwaukie Ave (formerly 7627 SE Milwaukie Ave):

New 2 story 13 unit apartment building

Design Advice offered for Strata on N Williams (images)

Design-Build firm SolTerra have gone before the Design Commission for advice on their proposed Strata project on N Williams Ave. The mixed use building would include 5 floors of residential units, with 95 one and two bedroom units provided. The ground level would include 5 live/work units, as well as 3-4,000 sq ft of retail. 44 below-grade parking spaces and 144 long-term bike parking spaces would be provided for the use of the residents.

The Design Commission has approved The Woods by developer SolTerra, reported the Portland Business Journal. The N Williams Ave project will include 50 residential units and almost 5,000 sq ft of retail space.

The James Beard Public Market has a new executive director. Fred Granum will replace Ron Paul, who has stepped down due to health reasons.

BikePortland wrote about the potential for protected bike lanes on NW Lovejoy and Broadway, which could form a part of the Post Office Redevelopment.

The Portland Chronicle wrote about a 1923 house in Sellwood at 5624 SE 22nd Ave that was recently torn down to make way for a 3 story apartment building with 15 units.

KGW covered a protest by neighbors of a planned apartment building at 2605 NE 7th Ave. The project has received a building permit, and construction will start soon.

The NW Examiner reported [PDF – page 11] that activity on MAC Block 7 is starting up again. The apartment building will require a change to the zoning on the site, because it will include commercial parking for members of the Multnomah Athletic Club.

Portland is falling behind its goals for affordable housing in North and Northeast Portland, according to a City report covered by The Oregonian.

New two story accessory building with shared trash enclosure, conference room and private office on second level; see comments re: review by State of Oregon Building Codes Division PWB WGBF– DCVA required on domestic, DCDA required on fire, to be installed per PWB guidelines at www.Portlandoregon.Gov..
