A six unit development at NW 28th & Thurman designed by Skylab Architecture has been submitted for building permit review.

A Pre-Application Conference was scheduled to discuss the Trinity Academy at 7654 N Delaware Ave:

A Pre-Application Conference to discuss a new school grades 6-12 as well as an expansion of the school site boundary to include the existing rectory building. The project also involves an addition of approximately 6,600 square feet to the school, renovation of the existing school building, and demolition of the existing church building. Reconfiguration of the existing parking will result in 34 parking spaces on-site. Plans are to open the new school, the Trinity Academy, in fall 2024. 

Sandy Pine at 900 SE Sandy Blvd was submitted for a Type III Design Review by Lever Architecture:

DZ HEARING – The applicant requests Design Review approval for a new 12-story, 125¿ tall mass-timber high rise with 2.5 levels of subgrade parking. The building will provide 276 residential units, 6 of which are live/work, 14,501 SF commercial space, and 201 parking stalls for the residential tenants. Amenity spaces both on the ground and 11th floor are provided. The building materials include brick, metal panel, and aluminum window and storefront systems. The project also includes a non-standard improvement to the SE 9th frontage. The proposed alterations would reduce the travel lane on SE 9th to 14¿ wide and limit to bike access only. The sidewalk would be extended to create an enlarged furnishing zone with outdoor seating, landscaping planters, special paving and overhead lights. The following Modification is also requested:¿Maximum Building Setback ¿ To not meet the 10¿ building setback along a portion of SE Sandy (Section 33.140.215.C). an additional modification added for Ground Floor Active Use (Section 33.510.225) ¿ To not meet the 12¿ distance from the finished floor to the bottom of structure above for 12% of the required 50% ground floor frontage along SE Oak. This new development requires a Type III Design Review per Sections 33.420.041.A and 33.825.025.A, Table 825-1.

The redevelopment of Kellogg Middle School at 6909 SE Powell Blvd has been submitted for a Type III Conditional Use Review:

Redevelop the entire Kellogg Middle School site. Demo existing structures and remove the debris. Development of vacant field since the property will then be graded and reseeded in anticipation of the redevelopment of the site in spring 2019. The cleaned site will house a new 105,000 sf school structure, off street parking area and bus loop, recreation field, and a limited service access road. The off-street parking area will contain 34 parking spaces, 2 of which will be handicapped and 2 carpool parking spaces. A free-standing obelisk sign will be located at the corner of SE Powell Blvd and 69th Ave.

Future code info: Audobon Society of Portland is considering purchasing the lots to create a conservation-focused facility in East Portland. The facility would include environmental education activities, a wildlife hospital, offices, interpretive center, outdoor caging for wildlife and a nature store. It would also include housing staff onsite. They want to ensure that they fully understand what would be allowed at each of these properties.

Current code (no change to site): Construction of new multi-family, 11 unit residential development (approximately 10,850 sq ft). The building program is arranged into two 4-story bars that step downhill along with the slope of the site. The upper bar will be 4 stories of residential and the lower bar will be 3 stories of residential over 1 level of utility, storage, and parking. Stormwater will be retained onsite with a planter at the south and a basin at the north. Infiltration is not feasible onsite due to the slope, so the planters will be piped to the combined storm/sewer pipe running beneath 11th Ave.

Focus: Portland’s Tallest Planned Buildings (2016)

It is just over a year since Next Portland last did a roundup of the tallest buildings planned or under construction in Portland. At that time, we counted 25 buildings over 100′ in height planned. Today we count 40. Given the length of time it takes to complete a high rise building, many of the buildings on the 2016 were also on the 2015 list. Four buildings are no longer on the list this year, due to having been completed: Block 17, Pearl West, the Aster Tower and Park Avenue West. Seven buildings that were still in the design phase last year are now under construction. No building on last year’s list is known to have been cancelled.

Bora Architects have requested Design Advice for an addition to 2815 SW Barbur BlvdUnder Armour’s new Portland base:

Otak Architects have requested Early Assistance for a project at 5416 NE 14th Pl:

Proposal is to build a four story wood framed multi-family apartment building with 15 dwelling units and five parking spaces.

Early Assistance has been requested for a project at 11144 NE Sandy Blvd:

Proposed 4-story Motel 6 with surface parking.

Holst Architecture have requested Early Assistance for a project at 3403 N Mississippi Ave:

Proposed mixed-use housing project with approximately 175 units. Will meet community design standards.

Early Assistance has been requested by Brett Schulz Architect for a project at 121 N Beech St:

Development of a new mixed use building 20+ apartments & retail space – no parking proposed

Early Assistance has been requested by Works Partnership for a project at 110 SE Washington St:

Proposed 8-story mixed-use office and retail building.

Early Assistance has been requested by Ankrom Moisan Architects for a project at SW Broadway and 9th:

Multi-family dwelling building with parking below.

A Conditional Use Review has been submitted for a project at 1120 SE Madison St:

Convert existing building from Warehouse and Industrial Service Use to an Office Use in the IG1 zone.

A Design Review has been submitted by Skylab Architecture for alterations to Yard:

alterations to previously approved design review for Block 67 (the Yard)

Mackenzie have submitted alterations to the Iron Fireman building at 4784 SE 17th Ave for building permit review:

Core and shell build out of 78,246 sf of 108,066 sf building, for future tenants; add new interior walls to create 10 tenant spaces, lobby area, restrooms, bike storage area; and new stairs that lead to mezzaninne; voluntary seismic upgrade. No occupancy this permit. Separate tenant improvement permits required.

A building permit is under review for 606 NE 20th Ave:

New construction of a 6-story 59unit apartment building including parking and retail on level 1. Levels 3-6 contain a mix of apartment including studios, 1 bedroom, and 2 bedrooms. Level 6 also has an amenity deck along the west property line. Retail space on level 1 is to be built out under a separate permit with no occupancy this permit. Demo of existing building to be under separate permit. Demo plans included for reference only.

Studio 3 Architecture have submitted at a project at 7220 N Burlington Ave for building permit review:

Construct new 2 story (24 unit) apartment building with associated site work

A building permit is under review for a project at 6404 N Montana Ave:

New 6 unit, 3 story apartment with associated site work and landscaping

A building permit was issued for a project at 3423 SE Hawthorne Blvd:

New five-story, 28-unit multi-family apartment complex; on site bike parking; no on-site parking; drywell, landscaping and utilities, trash enclosure on adjacent lot
