Oregon Square update

Three Design Advice Request hearings have now been held for Oregon Square, the massive mixed use development proposed for the Lloyd District by American Assets TrustGBD Architects and Place Studio. The overall concept for the development has remained consistent since the initial Design Advice Request hearing held in January. The second and third sessions focused on the design of the individual buildings, and on refining the landscape concept.

The International School expansion (images)

A new three story classroom building at the International School is scheduled to go before the Design Commission on Thursday. The 15,000 sq ft building will be the school’s first permanent new construction building, and will include ten classrooms as well as supporting spaces. The design of the building is by Malum Architects and the landscaping by Place Studio.

Hassalo on Eighth, pt III: The Elwood

The second building to open in the massive Hassalo on Eighth development by American Assets TrustGBD Architects and Place Studio will be the Elwood, a five story building with 143 apartments and 26,000 sq ft of retail space. The building will include a mix of studios, one and two bedroom units. The ground floor of the building is intended to be occupied by a specialty grocer, the identity of which has yet to be announced. As reported in the Oregonian, the building is named for a steamboat built in Portland in 1891.

Appropriately for a building in a development that will have 1,200 bike parking spaces, the Velomor takes its name from a combination of “velo” and “amore”, to form “love of biking”. The six story mixed-use building will form one of three new residential buildings in the Hassalo on Eighth development by American Assets TrustGBD Architects and Place Studio landscape architects. The Velomor will include 177 studios, one and two bedroom apartments as well as 9,470 sq ft of retail space.

Since its development in the mid-century, the Lloyd District has always been a major retail and business destination. It has always however lacked residents; at the 2010 census only 1,142 people lived in the district. Hassalo on Eighth intends to change that, by adding 657 apartments units on what was previously a single superblock. The project by American Assets TrustGBD Architects and Place Studio landscape architects also includes 44,000 sq of retail, 1,200 underground car parking spaces and 1,200 bike parking spaces.

Oregon Square (images)

GBD Architects and Place Studio landscape architects have received initial Design Advice for Oregon Square. The project is the second phase in the redevelopment of 16 blocks owned by American Assets Trust in the Lloyd. The first phase, Hassalo on Eighth, is under construction, with completion scheduled for late 2015. Oregon Square will include over 1,000 apartments in four towers, the tallest of which would have 32 floors.

Given the scale of the development, it is expected to have at least three or four Design Advice sessions before submitting for a full Design Review. The focus of the initial session was the overall urban and landscape design. Subsequent sessions will look at the building designs in more detail.
