Landmarks Commission reviews new Multnomah County Central Courthouse (images)

The Historic Landmarks Commission has reviewed the Multnomah County Central Courthouse for the first time. The 17 story, $300 million project will replace the existing courthouse on SW 4th Avenue, which is considered seismically unsound and no longer fit for use. The architects for the project are Portland based SRG Partnership and New York based CGL RicciGreene. The landscape architects are PLACE.

The program for the 325′ tall building includes multiple courts, office for District Attorneys, Public Defenders, Sheriffs, as well as support areas for staff, juries, defendants and the public. No parking is proposed. The project intends to achieve LEED Gold Certification.

Design Commission approves phased Oregon Square (pt I) (images)

The Design Commission has approved revised designs for Oregon Square, which will now be split into two phases. The project by GBD Architects will redevelop four city blocks in the Lloyd District owned by American Assets Trust, with development on the western two blocks happening first. The first phase, which will include Blocks 90 and 91, will have a combined total of 619 residential units, 23,738 sq ft of ground floor retail and 169 underground parking stalls. The buildings will be arranged around a new pedestrian only public space, designed by landscape architects PLACE.

5 MLK has third Design Advice Request Hearing (images)

5 MLK, the 17 story Burnside Bridgehead tower, has returned in front of the Design Commission for a third Design Advice Request hearing. The design of the project is by Chicago based GREC Architects, for Portland based developer Gerding Edlen. The 200′ tall building is arranged as a five story podium, which would contain approximately 100,000 sq ft of office space, 10,000 sq ft of retail space, 160 vehicular parking spaces and 5,000 sq ft of bike storage. Sitting above the podium is a twelve story tower, which would contain approximately 220 residential units. At the ground level a shared lobby, serving both the residential and office uses, would be located at the corner of E Burnside and SE MLK. A cascading series of landscaped terraces would be located on top of the podium, with landscape design by PLACE. The uppermost terrace, at level 6, would be directly adjacent to building amenity features including a fitness room, lounge, dog room, and yoga studio.

Lloyd District Mixed-Income Development receives Design Advice (images)

A 13-story mixed income development by Lever Architecture and LRS Architects for Home Forward has gone before the Design Commission for Design Advice. The project on Block 45 of the Lloyd District is one of the projects that won city funding through the 2015 Super NOFA process, and will include 240 apartments. 109 of the apartments in the 131’-6’ tall building will be affordable housing, while 131 of the units will be leased at market rates. Approximately 7,000 sq of retail is proposed at the ground floor, facing NE Grand Avenue. No vehicular parking is proposed for the building, however discussions have started with Kaiser about leasing stalls at their proposed parking garage in the evening.

A 17 story tower at the Burnside Bridgehead has returned in front of the Design Commission for a second Design Advice Request hearing, with four options based on feedback from the first hearing. The design of 5 MLK is by Chicago based GREC Architects, for Portland based developer Gerding Edlen. Oregon Square, part V: Block 103

This post is the fifth and final post in a series on Oregon Square, focusing on Block 103. See also Part I about the urban design and landscaping, Part II about Block 91, Part III about Block 102 and Part IV about Block 90.

Rising to a height of 340′-6″, Block 103 would not only be tallest of the four buildings planned for American Assets Trust’s Oregon Square development, but would also be Portland’s tallest building east of the Willamette.  The architects for the 30 story tower are GBD Architects, who are working with PLACE for the landscape design. The building will include 347 residential units and almost 12,000 sq ft of ground floor retail. A rooftop terrace is proposed for level 6 of the building, on top of the lower sidecar portion of the building. The 30th floor is proposed to be entirely given over to amenity spaces, including a community room, demonstration kitchen, private dining room, a fitness center, spa, and kung fu room.

Oregon Square, part IV: Block 90 (images)

This post is the second in a series on Oregon Square, focusing on Block 91. See also Part I about the urban design and landscaping, Part II about Block 91, Part III about Block 102 and Part V about Block 103.

Rising to a height of 244′-8″, Block 90 will be the second tallest of the four buildings planned for American Assets Trust’s Oregon Square development. The 21 story tower will include 274 residential units and over 14,000 sq ft of ground floor retail. A rooftop terrace will be located on top of the podium form at the 6th floor. The entire 21st floor will be dedicated to amenity functions, including a community room, spa, fitness center, yoga room, private dining room and an exterior terrace. The architects for the project are GBD Architects, who are working with PLACE for the landscape design.
