U-Store Pearl Receives Design Advice (images)

Design Advice has been offered for a proposed U-Store self storage facility at the north end of the Pearl. The five story building is being designed by MCA Architects for Hoyt Street Properties. At the ground floor the building will include 6 retail / office units, accessed from a raised dock. The four floors above would include over 70,000 sq ft of storage space. As part of the development a new plaza is proposed where NW 13th Ave and Savier St will meet.

Pearl Building East approved by Landmarks Commission (images)

The Historic Landmarks Commission has approved the Pearl Building East, a new 7 story quarter block office building by Mackenzie. The building will reach a height of 96′-0″, as measured from the top of the loading dock that will front onto NW 13th Ave. At the ground level the building will include two retail spaces, totaling 3,600 sq ft of leasable area. The project includes three level of below grade parking, some of which is provided to replace existing parking.

Under Construction: Block 20 Condominium Tower (images)

This is an updated version of a post originally published on July 13th 2016.

Construction is underway on a 21 story tower designed by Bora Architects for Hoyt Street Properties. The 246′ tall Block 20 tower will include 143 residential units, offered for sale as condominium units. Flex retail / office spaces will be located at the ground level, facing NW 11th, Pettygrove and 12th. 168 car parking spaces and 229 bike parking spaces will be provided.

Block 20 was the first condominium tower to go in front of the Design Commission for almost a full three years. The most recent major condominium project in Portland prior to Block 20 was the Cosmopolitan on the Park, by the same developer and architect. The Cosmopolitan was approved by the Design Commission in July 2013, and was completed in 2016.

The Modera Glisan by SERA Architects has gone in front of the Design Commission for an initial Design Review hearing. The 12 story, 145’ tall building for Mill Creek Residential Trust will include 291 residential units at the upper floors, which ground floor retail and office space facing NW 14th Ave and Hoyt St. Below grade parking for 206 vehicles is proposed. Long term parking for 477 bicycles will be provided.

Affordable Housing at NW 14th & Raleigh Approved (images)

The Design Commission has approved a new affordable housing development at NW 14th and Raleigh, designed by Salazar Architect and LRS Architects. The 12 story building, being developed by Innovative Housing, would include 93 units. 40 of the units will be reserved for formerly homeless individuals and families, while the remaining 53 units will be available to those earning between 30 and 60% of Portland’s Median Family Income. The building will also include 661 sq ft of ground floor retail space. 15 vehicular parking spaces are proposed at the ground level. 155 short term bicycle spaces will be provided.

Design Commission approves Modera Davis (images)

The Design Commission has approved the Modera Davis, a 12 story mixed used building by SERA Architects for Mill Creek Residential Trust. The building will include 204 apartments and 7,600 sq ft of ground floor retail. A below grade parking garage will provide 145 vehicular parking spaces and 308 long term bicycle parking spaces. At the 12th floor the building will include four residential units, each of which would have private terraces at the corners. The 12th floor will also be home to the building’s amenity features, including a fitness room, club room, dog lounge, dining room and three large exterior terraces.

Design Approved for Framework, America’s Tallest Timber Building (images)

The Portland Design Commission has approved Framework, a Cross Laminated Timber building that is likely to become the tallest mass timber building in the USA. The 11 story, 142′-2″ tall building by Lever Architecture will include 31,260 sq ft of office space on levels 2 to 6, and 60 apartments on levels 7-11. The apartment units, operated by Home Forward, will all be reserved for those earning less than 60% of area median family income. The developer for the building is Project^, acting for the owner Beneficial State Bank. 69 bicycle parking spaces will be provided on the ground floor of the building, and 40 in the studio apartments above. No vehicular parking spaces are proposed.
