An affordable housing development in the Alphabet Historic District has gone in front of the Historic Landmarks Commission for three Design Advice Request (DAR) hearings, in advance of its land use review application. The project is being designed by Carleton Hart Architecture for nonprofit developer and housing provider Northwest Housing Alternatives. The project will be comprised of two buildings. The north building at NW 18th & Irving is intended to be workforce housing. The south building at NW 18th & Hoyt will incorporate and add to the existing Buck Prager building, and is intended to serve low-income, vulnerable seniors. As part of the development the Buck Prager building will receive a seismic upgrade.

The Design Commission has approved North 18, a six story mixed use building. The architects for the project are GBD Architects, who are completing work started by YBA Architects. The building will include 107 apartment units and 4,436 sq ft of retail and live/work space at the ground level. 51 vehicular parking spaces will be provided, mostly in a mechanized parking system. 120 long term bicycle parking spaces are proposed.

The project by LRS Architects and PLACE Studio for Guardian Real Estate Services will include a new publicly accessible square, surrounded by a mixed use building of four to seven stories in height. The Design Commission has approved the Raleigh 22 Apartments, a 6 story mixed use building by SERA Architects for developer Cairn Pacific. The 70′ tall building will include 173 residential units, with 6,118 sq ft of ground floor commercial space along the NW Raleigh and 22nd frontages, and 1,746 sq ft of commercial space facing facing NW Quimby. Vehicular parking will be provided in an underground parking garage, which will also include long term parking for 216 bicycles.

Under Construction: Leland James office building (images)

Construction is underway on a major renovation of the Con-way Leland James Center, which will see the existing building gain an additional story and an entirely new facade. The building will primarily be used as creative office space, with three new retail units added at the ground floor. An existing basement will be converted in parking for 72 cars and 150 bikes. Showers and lockers will be provided for the benefit of bike commuters. The design of the project is by SERA Architects for developers Cairn Pacific and Capstone Partners.

The Design Commission has approved a mixed use building in at NW 17th & Pettygrove, by GBD Architects for Holland Partner Group. The building will include 196 residential units, with a mix of one-, two-, and three-bedroom units. Under the terms of a property tax exemption approved by the City Council, 40 of the units will be made available for at least 10 years to those earning 80% of area Median Family Income or less. At the ground level the building will include retail spaces facing both NW 18th Ave and NW Pettygrove St. 119 vehicular parking space will be provided, in a partially below grade garage. 222 long term bicycle parking spaces will be provided, split between in-unit spaces and 156 spaces in the basement.

The Design Commission has approved a five-story, mixed-use building on NW 23rd Avenue by Works Progress Architecture. The building will include include 64 residential units over ground floor retail. Parking for 21 vehicles will be provided. 73 long term and 6 short term bicycle parking spaces will be provided.
