A New Seasons Market is under construction in the Woodstock neighborhood. The 25,000 sq ft grocery store will be built over three levels: an underground level with parking for 56 cars; a street-level store with covered bike parking; and rooftop level with a semi-enclosed dining area for customers and offices for store personnel. The design of the store is by LRS Architects.

Burnside Bridgehead, Pt II: Block 67 (Images)
This post is the second in a series on the developments at the Burnside Bridgehead. See also Part I about Block 75.
Block 67, a 21 story tower designed by Skylab in partnership with LRS Architects, is under construction at the east end of the Burnside Bridge. The building is composed of a 5 story podium with a 16 story tower over it. The tower is a parallelogram in plan, set at an angle diagonal to the street grid, giving it a knife-edge appearance in the NW/SE axis. The tower will include 276 residential apartment units, while the podium includes room for 200 car parking spaces and 19,709 sq ft of retail/office space. 416 bicycle parking spaces will be included in the podium and in individual units.
The developers behind the project are Hood River based Key Development and Portland based Guardian Real Estate Services. A Multiple-Unit Limited Tax Exemption was approved [PDF] by the Portland Housing Bureau, which will allow the developers to offer 20% of the apartments at rents affordable to people making 60% or lower of median family income, for at least 10 years.
The Mason Williams (images)
The Mason Williams, a 5 story mixed use building, is nearing completion in the Boise neighborhood. The project includes 76 residential apartments, 6,421 sq ft of ground floor retail, parking for 62 cars and 114 bike parking spaces. Four rooftop decks are provided for the use of the residents. The project design is by LRS Architects for development firm Ruben J. Menashe, Inc.
Cook Street Apartments (images)
The Cook Street Apartments by LRS Architects are under construction along N Williams Ave. The 6 story building will include 206 apartment units, 15,162 sq ft of ground floor retail space and parking for 146 cars. 238 long term and 14 short term bicycle parking are included. The building is arranged as a U-shape around an exterior courtyard, mostly used for tuck-under car parking. A rooftop garden and patio will be provided on the 6th floor for the use of residents.

Conway Block 290 Pre-Application Conference
A Notice of a Pre-Application Conference [PDF] has been posted for development at Conway Block 290. The proposed project at NW 21st & Quimby is described in the notice as follows:
Pre-Application Conference to discuss Type III Design Review for a new mixed-use project that includes a neighborhood park, an urban square, 8-story building with ground floor retail and residential units and a 99- space underground parking structure on portion of the Conway Master Plan area, known as Block 290. The proposed uses, including the parking, was approved through the master plan review LU 12-135162 MS. The applicant also wishes to amend the approved Con-way Master Plan, amending Map 6-1, to allow access to underground parking from NW Thurman Street and NW Pettygrove Street.
The developer is Guardian Real Estate, and the architects are YBA Architects with LRS Architects.
Lever Architecture’s Treehouse is under construction on Marquam Hill
The Treehouse Apartments, a 7-story apartment building with 69 residential units, is under construction on Marquam Hill near OHSU. The project at 3440 S.W. U.S. Veterans Hospital Road includes ground floor retail space, and rooftop deck. Twelve existing parking spaces are proposed to be reconfigured to serve the new building. Bicycle parking will be provided with 80 long-term spaces and 30 short-term spaces.
