Design Advice has been offered for the redevelopment of the 4.97 acre Pepsi Bottling plant site on NE Sandy Blvd. The Pepsi Blocks masterplan is being designed by Mithun for Security Properties, both based in Seattle. Five new buildings of up to 120′ are proposed, providing residential units, retail space, offices, live-work space and below grade parking. The project will required to comply with the city’s Inclusionary Housing policies, which require either 8% of units to be affordable to people earning 60% of area median income or 15% affordable to people earning 80% of area median income.

Glisan Street Apartments Approved by Design Commission (images)
The Design Commission has approved a 5-story, 64’ tall mixed use building in the Kerns neighborhood, designed by C2K Architecture for Green Light Development. The project, currently known as the Glisan Street Apartments, will include 86 residential units as well as ground floor retail. 22 vehicular parking spaces will be provided in an at-grade garage, accessed from NE 15th Ave. 132 long term bike parking spaces will be provided, split between 88 spaces in a bike room, 42 spaces in the residential units and 2 spaces in the retail area.
13th & Burnside Mixed Use Receives Design Advice (images)
A proposed mixed use building at NE 13th & E Burnside has gone before the Design Commission to receive Design Advice. The project design is by Seattle-based Encore Architects for developer Alliance Realty Partners. The building will include 208 apartment units and 129 vehicular parking spaces. Retail, amenity spaces and live/work units are proposed at the ground level.

The Design Commission has approved the Jantzen apartments, a new mixed use building by SERA Architects for developer Mapleton Waterloo. The 6 story building would include 212 residential units, including 5 ground-level apartments oriented to the courtyard. Approximately 6,000 sq ft of retail space will be located at the ground level facing NE Glisan St and 20th Ave. Live/work units will front onto NE Hoyt St and 21st Ave. 120 below-grade parking stalls are proposed, along with 235 long-term bike parking spaces.

The first Design Review hearing has been held for the Jantzen apartments, a new mixed use building by SERA Architects for developer Mapleton Waterloo. The 6 story building would include 210 residential units, including 21 apartments with stoops at the ground level. At the ground level there would also be 4,200 sq ft of retail space. 122 below-grade parking stalls are proposed, along with 272 long-term bike parking spaces.

The Design Commission has approved the Hoyt20 apartments, by C2K Architecture for Green Light Development. The six story mixed use building will include 59 apartment units, as well as a 750 sq ft retail space. Parking for 17 vehicles and 65 bicycles will be provided.

Under Construction in the Central Eastside: 419 E Burnside (images)

Construction is underway on 419 E Burnside, a 6 story mixed use building in the Central Eastside. The building will contain 157 residential apartment units, as well as two ground floor 2 live / work units. Continuous retail spaces will front onto E Burnside. 50 parking spaces will be provided for residents, as well as 12 parking spaces for the adjacent Central City Concern building, which will remain. Bike parking will be dispersed throughout the building. The design of the building is by Portland based Myhre Group Architects for Dallas based developer Trinsic Residential Group.
Works Partnership present 19 story Burnside Bridgehead tower to Design Commission (images)
Works Partnership have gone before the Design Commission with a design for a 19 story tower on Block 75 of the Burnside Bridgehead. The proposed building would include 85 to 90 to residential units above commercial space. Parking is planned at 1:1 ratio in a mechanical parking system with storage at levels 3 and 4.
Skylab presents skywalk to Design Commission (images)
Skylab Architecture have presented a proposal to the Design Commission for a skywalk which would link the Yard tower at the Burnside Bridgehead to the proposed Sideyard building. The under construction Yard tower by Key Development and Guardian Real Estate Services will include 276 residential apartment units and 19,709 sq ft of retail/office space. Sideyard by Key Development is currently going through Design Review, and is planned to include 21,151 sq ft of retail and office space.
