Oregon Square has returned before the Design Commission for its second Design Review hearing, with a number of changes made in response a previous hearing held in August. The massive superblock development by American Assets Trust, GBD Architects and Place Studio landscape architects will include 940 residential units and 50,000 sq ft of retail, with a new public plaza at its center. Surrounding the plaza will be four buildings, varying in height from 11 to 30 floors. 908 below grade parking stalls will be provided in a below grade parking structure. Over 1,500 bike parking spaces will be provided for the use of residents, visitors and employees.

Design Advice offered for Zidell Blocks 4 and 6 (images)
The Design Commission has offered Design Advice for two new office buildings proposed for the Zidell Yards in South Waterfront. Zidell Blocks 4 and 6 are being designed by Lever Architecture, in collaboration with GBD Architects and landscape architects Place Studio. The buildings will be among the first to go ahead under a development agreement between the Zidell family and the City of Portland, which could see the public invest $23.8 million towards parks, roads and other improvements. Together with Zidell Block 1, expected to go before the Design Commission in the coming year, the buildings will by 2018 fulfill Phase I of the development agreement.
Focus: 20 new hotels proposed for Portland
When construction activity first started to return to Portland around 2012 it seemed like all that was being built was apartments. While residential still dominates the construction industry, other sectors of the market have started to return. In the last year there has been been a noticeable increase in the number of hotels proposed in Portland. Next Portland counts at least 20 hotels either proposed, going through Design Advice / Design Review, being reviewed for building permits or under construction. Together these represent over 3000 new rooms, a substantial number for a city that had 25,924 rooms in its metro area as of 2014.
It is unlikely that every single hotel on this list will be built; some of the Early Assistance application may represent property owners performing a feasibility study, and there is always the possibility of a downturn in the economy. Even still, it’s clear that Portland is going to have a substantially larger number of hotels in just a couple years. Click through to see the full list, arranged by number of rooms.

Design Advice has been offered to THA Architecture, GBD Architects and 2.ink Studio for Station Place Lot 5, a new office building planned by developer Williams and Dame. The 8 story building in the North Pearl will include 167,000 sq ft of office space, with retail at the ground floor. The building will reach a maximum height of 122′. Structured parking for 58 vehicles will be provided, with additional parking needs met at the existing Station Place car park nearby. A bike lobby at the ground floor will include space for 190 bikes, with 80 storage lockers also provided.

The Oxbow 49 Apartments are under construction in John’s Landing. The project by GBD Architects for developer Guardian Real Estate Services will include 166 apartments, with a mix one bedroom, one bedroom plus den, and two bedroom apartments. With an average unit size of 800 sq ft, the building will offer larger units than many other buildings currently under construction in inner Portland. 142 car parking spaces will be provided in a parking garage located partially below grade. Bike storage will be provided on every floor of the building.

Oregon Square, the massive superblock development by American Assets Trust, GBD Architects and Place Studio landscape architects, has gone before the Design Commission for its first full Design Review hearing. The Lloyd District project will include 940 residential units and 50,000 sq ft of retail, with a new public plaza at its center. Surrounding the plaza will be four buildings, varying in height from 11 to 30 floors. At a maximum height of 343′-6″ Block 103 of Oregon Square will be the tallest building in the city east of the Willamette. 908 below grade parking stalls will be provided in a below grade parking structure. Almost 1,500 bike parking spaces will be provided for the use of residents, visitors and employees.
Construction starts on 19th & Overton apartments (images)
Construction has started on 19th & Overton Apartments by GBD Architects and Gerding Edlen development. The 6-story building will contain 58 apartment units, including 4 loft units with entries that open directly onto NW Overton St. A roof deck for the use residents is proposed, with a fire pit and an outdoor kitchen. 33 vehicular parking spaces will be provided, all but one of which in a mechanical parking system. 64 long term bicycle parking space will be provided, mostly in a secure bike room.
