The Design Commission has approved 811 Stark, a 4 story mixed use building in the Central Eastside by Works Partnership. The building will include 24,000 sq ft of office space over 2,600 sq ft of ground floor retail space and parking. A 2,000 sq ft rooftop plaza will be located at the top of the building.

Update on Modera Belmont (images)
Modera Belmont, a 6 story mixed use building in the Central Eastside by SERA Architects, is currently working its way through the Design Review process. The full block development would contain 202 dwelling units above ground floor retail and live/work units. 105 car parking spaces would be located in a below grade garage, with bike storage located in a common room accessed directly from the SE 7th Ave. The development is by Mill Creek Residential Trust, who recently broke ground on their similarly named Modera Pearl apartments.
915 SE Belmont St
Ankrom Moisan Architects have submitted drawings of a proposed apartment building in the Central Eastside for Design Review. The 6 story building at 915 SE Belmont St will include 105 apartment units over ground retail. 17 vehicular parking spaces are proposed. The project, reported on by The Oregonian in 2013, is by developer Foresight Development & Real Estate, who previously renovated the Grand Central building one block to the west.
Under Construction: The Alexander
The Alexander, a 4 story mixed use building, is under construction at 50 SE 13th Ave. The building will include 69 residential units, with a mix one and two bedroom apartments. A retail space will front onto E Burnside St. 17 vehicle parking stalls and 112 long term bicycle parking spaces will be provided. The project design is by Myhre Group for developer Urban Development Group.
Adaptive reuse of the I. O. O. F. Orient Lodge / PPAA Building (images)
The historic I. O. O. F. Orient Lodge / PPAA Building at SE 6th and Alder is being converted into a beer hall and assembly space, set to open later this year. As first reported in the Oregonian ChefStable plan to open the Loyal Legion with 99 Oregon beer halls on tap and an all local menu that includes Olympia Provisions sausages. Union/Pine will operate an event space named Portland Assembly in the upper floor. The architects for the project are John Weil and Design Department.

SERA Architects’ Modera Belmont is scheduled to receive Design Advice from the Design Commission. The 6-story mixed use building will include 204 residential units, 6 live/work units and ground floor retail. 105 car parking spaces are proposed in a below grade garage, with bike storage located in a common room accessed directly from the street.
Waterman Building (images)
The Waterman Building is a currently under construction in the Central Eastside Industrial District. The project at 80 SE Madison St is a conversion of an existing 40,000 sq ft warehouse into creative office space. As part of the project the 1912 building will receive a seismic upgrade, have new fire sprinklers installed and be made ADA accessible. Bike storage and showers will be provided on the ground floor for bike commuters. The design is by Deca Architecture for North Rim Development, who previously worked together on the Pitman II Building on the same block.
Nearing completion: the Pitman II Building (images)
The Pitman II Building at SE Water & Hawthorne is nearing completion. The project builds on the success of the original Pitman Building at SE 3rd & Clay, and will convert a portion of an existing warehouse. The project will offer a mix of accommodation, with three production kitchens on the first floor and nine small offices on the second floor. Although the ground floor units are designed to be production kitchens, and not restaurants, the kitchens will be allowed to offer retail sales, and there will be outdoor seating facing SE Water Ave. The project design is by Deca, Inc for Pitman Restaurant Equipment and North Rim Development.
LOCA @ the Goat Blocks (images)
The first construction permits have been approved for LOCA @ the Goat Blocks, a mixed use development in the Central Eastside. The project, by developer Killian Pacific and architects Ankrom Moisan, is planned for a vacant site most recently occupied by a herd of goats. The name “LOCA”, according to an article in the Portland Tribune, is “a multiple pun on location, locavore, and crazy.”
The project includes 97,000 square feet of retail space and 247 apartments. The retail portion will be anchored by a hardware store and a grocery store, whose tenants have yet to be announced. 139 vehicular parking spaces will be provided for residents, and 246 for the retail uses. 43 short term and 510 long term bicycle parking spaces will be provided.
27th & Ankeny (images)
Construction has been underway since August on a new apartment building at SE 27th & Ankeny. The 5 story building will include 50 residential units, with 11 car parking spaces at the ground floor. Each apartment will have a dedicated bicycle space, and 18 common use bicycle spaces will be provided in a secure room at the ground floor. As with the 19th & Morrison and 39th & Tillamook projects, the building design is by Myhre Group Architects for developer UDG.
