The Historic Landmarks Commission has approved Grand Belmont, a 7 story mixed use building by Ankrom Moisan Architects for developer Urban Asset Advisors. The project will contain 121 residential units and 6,000 sq ft of ground floor retail. At 81′ tall, the building will be dramatically shorter than the 240′ iteration of the design presented to the Commission earlier in the year, and will contain roughly half as many units. Parking for 14 cars and 184 bicycles will be provided.

Modera Buckman goes before Design Commission (images)
An initial Design Review hearing has been held for the Modera Buckman, a proposed 7-story development in the Central Eastside. The building, by Leeb Architects for developer Mill Creek Residential Trust, will include 189 residential units and 9,680sf of ground floor retail space. Parking for 88 vehicles is proposed in a below grade parking garage. Long term parking for 271 bicycles is proposed, with 106 spaces in a secure bike room and the remaining spaces provided in the units.
5 MLK has third Design Advice Request Hearing (images)
5 MLK, the 17 story Burnside Bridgehead tower, has returned in front of the Design Commission for a third Design Advice Request hearing. The design of the project is by Chicago based GREC Architects, for Portland based developer Gerding Edlen. The 200′ tall building is arranged as a five story podium, which would contain approximately 100,000 sq ft of office space, 10,000 sq ft of retail space, 160 vehicular parking spaces and 5,000 sq ft of bike storage. Sitting above the podium is a twelve story tower, which would contain approximately 220 residential units. At the ground level a shared lobby, serving both the residential and office uses, would be located at the corner of E Burnside and SE MLK. A cascading series of landscaped terraces would be located on top of the podium, with landscape design by PLACE. The uppermost terrace, at level 6, would be directly adjacent to building amenity features including a fitness room, lounge, dog room, and yoga studio.
Net-zero Ankeny Apartments reviewed by Design Commission (images)
An initial Design Review hearing has been held for the Ankeny Apartments, a new development in the Central Eastside with a mix of 17 one and two bedroom apartment units, and designed by YGH Architecture. The 6 story building is intended to achieve net zero energy use, and incorporates sustainable features such as photovoltaic panels at the roof and walls, triple pane passive house rated windows, and highly insulated walls and roofs. Three parking spaces for plug-in vehicles would be provided at the ground floor, which would also include long term bike parking for fifteen bicycles. The remaining required long-term bike spaces will be located within the units.

Construction is underway on Little LOCA, a 105 unit apartment building in the Central Eastside by Ankrom Moisan Architects. The 6 story building will have 105 units, split between 35 studios, 60 one bedroom units and 10 two bedroom units. Up to 5 retail spaces are proposed at the ground level. Parking for 17 cars and 163 bicycles will be provided. The project was taken through Design Review by Foresight Development & Real Estate. The development was then sold to Killian Pacific, developer of a number of Central Eastside project including the nearby LOCA @ The Goat Blocks.

A shared lobby, serving both the residential and office uses, would be located at the corner of E Burnside and SE MLK. A cascading series of landscaped terraces would be located on top of the podium, with landscape design by PLACE.
City Council overturns Design Commission; Jupiter Hotel will be clad in Asphalt Shingles (images)
In a rare move, the Portland City Council has overturned a decision by the Design Commission. In April the Design Commission approved an expansion of the Jupiter Hotel, designed by Works Partnership. The new building was originally proposed to be clad in asphalt composition shingles, but the Commission insisted that the building should instead be clad in metal shingles. The approval was then appealed to City Council, who removed the condition of approval, therefore allowing the asphalt shingles as the finished material.
The new 6 story building will add 67 rooms on a site directly to the east of the existing hotel. The ground floor would include restaurant and retail spaces facing onto E Burnside, along with a lobby and reception located at the corner of the site. An upper level lounge, banquet hall and exterior garden are proposed for the second floor. Guest rooms would be located in floors 3 to 6. No new vehicular parking is proposed.

Construction is underway on the Modera Belmont, a six-story mixed-use building by SERA Architects and Mill Creek Residential Trust. The U-shaped building will include 200 residential units above ground-floor retail, with a courtyard facing SE 6th Avenue. A basement level will include parking for 105 vehicles, while bike parking will be split between the basement and ground floors for a total of 302 spaces.
17 story tower planned for Fishels Furniture site (drawings)
Gerding Edlen development have scheduled a Pre-Application Conference to discuss a 17 story tower at 5 SE Martin Luther King Jr Blvd, the current home of Fishels Furniture. Preliminary drawings by GREC Architects of Chicago show an “L” shaped building occupying the entire block. Buildings plans show a main entry to the building at the corner of SE MLK and E Burnside, with retail spaces fronting SE MLK and SE 3rd Ave. Levels 2 to 5 of the building would include approximately 100,000 sq ft of office floor space. Above that the building would include an estimated 220 residential units. Around 180 car spaces, serving both the residential and office uses, would be located in three levels of below grade parking.
