The Historic Landmarks Commission has offered Design Advice to Ankrom Moisan Architects for a proposed new Restoration Hardware store on NW 23rd Ave. The proposed store would be modeled on the furniture store’s ‘Gallery’ concept, as used at the recently opened West Hollywood store. Furniture would be display in a series of linked rooms, as they might be in a house. A grand staircase would rise through the three story building, up to a roof deck where outdoor furniture would be displayed.

Under Construction in Old Town: Block 8L (images)

Site work has begun for Block 8L, a 6 story mixed use development in the Skidmore/Old Town Historic District by Ankrom Moisan Architects and Gerding Edlen development. Located one block north of the University of Oregon’s White Stag Building, Block 8L’s ground floor will house the U of O’s new MBA Program and sports product management initiative in a 11,500 sq ft space fronting onto NW Naito Parkway. Three small retail spaces will be located at the corner of NW 1st and NW Davis. The second, third and fourth floors of Block 8L will be offices, which Ankrom Moisan intend to occupy as their new primary office. The fifth and sixth floors will have 65 residential units, 16 of which will be affordable [PDF] to those earning less than 80% of median family income, for at least 10 years. The building will include 107 long term and 10 short term bicycle parking space. No on site vehicular parking is proposed.
Under Construction: Sky3 apartments
A 15 story mixed use tower is under construction in the West End of Downtown. The Sky3 Apartments at SW 11th & Jefferson will have 196 residential units, 39 of which will be rented at rates affordable to those earning 80% of Median Family Income or less, for at least 10 years. At the ground level the building will include 13,000 sq ft retail space. Two levels of underground parking for 89 vehicles and a central bicycle storage room for 294 bicycles will be provided. The project design is by Ankrom Moisan Architects for the Molasky Group of Las Vegas.
Hyatt Regency at the Oregon Convention Center (images)
The development team behind the proposed Hyatt Regency hotel at the Oregon Convention Center have submitted initial drawings to the Design Commission for the purpose of receiving Design Advice. The drawings by ESG Architects, Ankrom Moisan Architects and Mayer Reed Landscape Architecture focus on the street level engagement and public spaces of the proposed hotel. The massing, height and facade articulation of the room tower is purposefully left vague in the drawing package, and will presumably be addressed at a future hearing.
The $212 million, 600-room Convention Center hotel is being part financed by $60 million of Metro issued bonds, which will be backed by lodging taxes paid by hotel guests. In 2012 Metro chose Minneapolis based Mortenson as the developer for the project. Mortenson are also behind the Downtown AC by Marriott Hotel.
Eleventh and Hoyt
A Pre-Application Conference has been scheduled [PDF] for a new 14-story residential building at NW Eleventh and Hoyt in the Pearl District. The building will contain approximately 98 dwelling units, with a mix of studios and one or two bedroom apartments. The ground floor will have two retail spaces, and a parking garage with 52 mechanized spaces. As reported in the Oregonian, the developer for the project is John Carroll, whose previous buildings in the neighborhood include The Elizabeth and The Edge Lofts. The architects are Ankrom Moisan.

Under construction in the Pearl – The Abigail (images)
The Abigail Apartments are currently under construction at NW 13th & Raleigh. The project, being built for Bridge Housing, will offer 155 apartments, with 127 apartments reserved for families earning 30% to 60% of Portland’s Median Family Income. These units will join 2,200 units of existing affordable housing in the River District Urban Renewal Area, a number which while large, has fallen short of a 1994 target that 35% of new buildings in the area be affordable. The architects for the project are Ankrom Moisan, who also designed the nearby Ramona apartments and The Sitka, which are also affordable housing.
LOCA @ the Goat Blocks (images)
The first construction permits have been approved for LOCA @ the Goat Blocks, a mixed use development in the Central Eastside. The project, by developer Killian Pacific and architects Ankrom Moisan, is planned for a vacant site most recently occupied by a herd of goats. The name “LOCA”, according to an article in the Portland Tribune, is “a multiple pun on location, locavore, and crazy.”
The project includes 97,000 square feet of retail space and 247 apartments. The retail portion will be anchored by a hardware store and a grocery store, whose tenants have yet to be announced. 139 vehicular parking spaces will be provided for residents, and 246 for the retail uses. 43 short term and 510 long term bicycle parking spaces will be provided.
Daimler Trucks North America HQ under construction
The new headquarters for Daimler Trucks North America is under construction on Swan Island. The project helps Daimler Trucks with its goal of consolidating its employees on Swan Island, where its Western Star Trucks and Freightliner Trucks brands are manufactured. The $150 million project was first announced in September 2013. The Ankrom Moisan-designed building is expected to achieve LEED Platinum.
