Design Reviewed for High-Rise Timber Building Framework (images)

The Design Commission has reviewed Framework, a Cross Laminated Timber building that is likely to become the tallest mass timber building in the USA. The 11 story, 142′-2″ tall building by Lever Architecture will include 31,260 sq ft of office space on levels 2 to 6, and 60 apartments on levels 7-11. The apartment units, operated by Home Forward, will all be reserved for those earning less than 60% of area median family income. The developer for the building is Project^, acting for the owner Beneficial State Bank. 69 bicycle parking spaces will be provided on the ground floor of the building, and 40 in the studio apartments above. No vehicular parking spaces are proposed.

The Portland Business Journal wrote about the 64 apartments coming to a “long-dormant corner of Southeast Portland”. The Lennox Apartments at 4455 SE 52nd Ave will also include 3,500 sq ft of ground floor retail space, which will be outfitted for a restaurant.

With the Design Overlay Zone Assessment Project (DOZA) getting underway, the DJC wrote about how “development has overloaded the system“*.

Places Over Time wrote about the dialog between two buildings that are about to go up on the same block in the Pearl: Framework and the Canopy Hotel.

Portland Architecture covered a talk given by Lever Architecture’s Thomas Robinson about Framework. The 12 story will be constructed of Cross Laminated Timber, which it make it the tallest mass timber building in the USA.

Oregon Business reported that winners of a recent Cross Laminated Timber contest included Framework and Carbon12.

According to The Oregonian, Natural Grocers won’t open at NE Alberta & MLK until February 2018—almost a full year later than expected.

The Portland Business Journal had a closer look at the next 689 apartments coming to the Lloyd District. The development at 1400 NE Multnomah recently had its first full Design Review hearing.

The New York Times wrote about the Fair Haired Dumbbella project that “keeps it funky, with design and funding“.

The Boys & Girls Club in Westmoreland has been sold, according to the Portland Business Journal. The building at 7119 SE Milwaukie Ave will be replaced with a new mixed use development.

Plans are moving forward for an office and hotel development in downtown, according to the Portland Business Journal. The projects at 3rd and Taylor and 3rd and Salmon respectively will bring 175,000 sq ft of office space and 20 story hotel to Downtown Portland. Demolition permits have now been filed for the Ancient Order of United Workmen Temple and the Hotel Albion.

Construction was recently completed at the Cosmopolitan on the ParkBisnow reports that the Pearl district high rise was 96% sold prior to completion.

Design Commission reviews Lloyd Cinemas redevelopment (images)

The first Design Review hearing had been held for the Holst Architecture designed redevelopment of the Lloyd Cinemas parking lot. The project at 1400 NE Multnomah would include 677 apartments, 12 live-work units, and approximately 37,780 sq ft of ground level retail. 536 parking spaces will be located on the site, with 438 spaces dedicated for residents and 98 spaces provided to service the retail uses. 1304 long term and 50 short term bicycle parking spaces will be provided. The project is being developed by a consortium of developers, that includes California based Bob Bisno and Dan Palmer.

Under Construction in the Pearl: the Canopy Hotel (images)

Construction is underway on a new 10 story hotel in the Pearl District by ZGF Architects. The hotel will be operated by PM Hospitality Strategies under the Canopy brand, a new addition to the Hilton portfolio of brands. The developer for the project is the Buccini/Pollin Group. The 128’-8” tall building will include 153 guest rooms. No vehicular parking is proposed.

Next Portland is one of a number of media outlets that the Bureau of Planning and Sustainability (BPS) has invited to join a roundtable discussion about Portland’s Design Review process. The discussion is part of the Design Overlay Zone Assessment (DOZA) Project, which intends to “document and assess how the tools that carry out the (d) overlay affect the outcomes for discretionary and nondiscretionary reviews.”

129 SE Alder is the latest creative office development in the Central Eastside

The Oregonian reported that Portland’s hotel boom—which includes the Cornelius-Woodlark, Canopy Hotel, Porter Hotel, AC Hoteland the Convention Center Hotel—will by 2020 result in 40% more hotel rooms than there are now.

The Willamette Week opined that “Portland City Hall seems to have learned its lesson about parking minimums raising rents” as the City Council struck down a proposal to add parking minimums for new residential development in the Northwest Plan District.

The DJC reported* that the Metro area multifamily market is beginning to cool as “after years of apartment development, supply appears to be starting to make a dent in demand”.

Harsch Investment Properties revealed a new creative office projected planned for 129 SE Alder St (previously 110 SE Washington St) to the Portland Business Journal. The design of the 9 story building is by Works Partnership.

According to The Oregonian, Portland Public Schools will seek voter approval for a $750 million construction bond in November. If passed, the bond would pay for the rebuilds of Lincoln High SchoolMadison High School and Benson High School.

The Portland Business Journal reported that Mill Creek Residential Trust paid Meriwether Partners $13.2 million for the former Premier Press building in the Pearl, a significant increase over the $6.05 million paid for the property in 2014. The transaction will allow the mixed use project at 505 NW 14th Ave to grow larger, at the expense of the now cancelled 1440 Hoyt office development.

Design Commission reviews SW 4th & Grant Apartments (images)

Snohomish, WA based developer Kōz Development have presented a new apartment building at SW 4th & Grant to the Design Commission. The 6 story building would include 108 studio units. 20% of the units, or 22 units total, will be affordable to those earning less than 60% of area Median Family Income, subject to the Portland Housing Bureau approving the developer’s application for a tax exemption.
