Design Advice offered for NW 17th & Kearney Apartments (images)

SERA Architects have gone before the Design Commission to receive Design Advice on a new project at NW 17th and Kearney. The 6 story building for Holland Partner Group would contain 120 apartments (including 9 ground floor units), with 2,800 sq ft of retail space at the ground level. 68 parking stalls are proposed in one level of below grade parking. At the 6th floor a club room and roof terrace deck is proposed. Subject to a property tax exemption being approved by the City Council, 20% of the project’s unit will be affordable to those earning less than 80 percent of area median family income.

A foundation permit was issued to Hacker Architects for the Field Office:

The Partial Permit scope of work includes: a) erosion control; b) ground improvements; c) shoring d) tiebacks; e) excavation and earth work; f) deep foundations; g) foundations; h) basement-level mat; i) basement walls and j) at-grade post tension slabs. Also includes all mechanical, plumbing and electirical installation up to level 1 slab. Separate MEP permits required for this work.

Under Construction: Grove Hotel Expansion and Remodel (images)

This is an updated version of a post originally published on November 12th 2015.

A major expansion and remodel of Old Town’s Grove Hotel is under construction. The project will include the renovation and seismic upgrade of the existing building fronting onto W Burnside, as well as the construction of a new 99′ tall tower to replace the existing theater addition. The addition will have the lobby and main entrance to the hotel at the ground level, and a rooftop restaurant at the 9th floor. New retail spaces would be created on the ground level of the original building, and a basement level “speakeasy” will be accessed from NW 5th Ave. No new vehicular parking is proposed. The architectural design is by Portland based Surround Architecture with New York based Studio Tack acting as design consultants.

In “Downtown Duo” the Business Tribune reported on the two buildings planned for a single Downtown block: the recently approved hotel at 3rd & Salmonand the adjacent office building at 3rd & Taylor, which is currently going through Design Review.

Portland Architecture had a look inside the renovated 1320 Broadway building, formerly home to The Oregonian. The Portland Business Journal reported that D+H Financial Technologies have signed a lease for 45,600 sq ft of office space in the building, leaving just two spaces left for rent.

Moovel North America will move into the Overland Warehouse Company Buildingthe Old Town building that once housed strip club Magic Gardens. The building is currently being renovated by Urban Development + Partners.

The DJC wrote about the ongoing efforts* at the Lloyd Center to redefine what it “means to be a 21st-century mall”. As well as a major renovation to the skating rink and main entry, it includes turning the former cinema into creative office space, which will be leased by Providence Health Services.

The Portland Mercury reported that developers have sued the City over the methodology it uses to determine Parks System Development Charges.

The renovation and expansion of PSU School of Business Administration has reached a halfway point, according to an article in the Business Tribune.

The Portland Business Journal wrote about how Portland’s newest maker space is taking shape in the Iron Fireman Building.

The Oregonian reported that Portland Public Schools are pausing on the $750 million construction bond, and now intend to go to the voters in May 2017, rather than November 2016 as originally planned.  If passed, the bond would pay for the rebuilds of Lincoln High School, Madison High School and Benson High School.

5 MLK receives Design Advice (images)

A 17 story tower at the Burnside Bridgehead has gone before the Design Commission to receive Design Advice. The design of 5 MLK is by Chicago based GREC Architects, for Portland based developer Gerding Edlen. The 200′ tall building is arranged as a five story podium, which would contain approximately 100,000 sq ft of office space, 10,000 sq ft of retail space, 160 vehicular parking spaces and a 4,760 sq ft “bike lounge”. Sitting above the podium is a twelve story “T” shaped tower, which would contain approximately 220 residential units. A shared lobby, serving both the residential and office uses, would be located at the corner of E Burnside and SE MLK. A cascading series of landscaped terraces would be located on top of the podium, with landscape design by PLACE.

Under Construction in the Pearl: Hampton Inn & Suites (images)

This is an updated version of an article originally published on August 7th 2015.

Construction is underway on a 243 room Hampton Inn & Suites in the Pearl District. At the ground level the building will have public spaces such as the lobby, lounge, dining area and meeting rooms facing onto NW 9th Ave. Restaurant and retail spaces will face onto NW Everett St and onto NW Park Ave. 104 on-site parking stalls will be located in above grade structured parking, accessed from NW Flanders St.

The developer of the project is Wisconsin based Raymond Management CompanyGary Brink & Associates, also of Wisconsin, are the architects of record, while local firm Hannebery Eddy are serving as the design architects. The landscape architects are Lango Hansen.

3rd & Salmon Hotel Tower Approved (images)

The Design Commission has approved a 20 story hotel at SW 3rd and Salmon by Ankrom Moisan Architects. The 246′-7″ tall building is being developed by Third & Taylor Development LLC, a partnership between Onder Development and Arthur Mutal. The proposed hotel will have 245 guest rooms, with a rooftop bar and a swimming pool proposed at the 20th floor. The hotel lobby, restaurant and a bar/market are planned for the ground floor, with conference facilities planned for the second floor. One basement level would be used for housekeeping and other back of house functions. No new vehicular parking is proposed.

N Williams Center will offer 61 units of affordable housing, with priority given to “longtime residents and those who have been displaced in the neighborhood”

The DJC reported* on how development fees are stacking in Portland, potentially affecting the viability of projects currently in development.

After two Design Advice Request hearings earlier in the year, Ankrom Moisan Architects’ 1430 NW Glisan has now been submitted for Design Review. The Business Tribune took a look at how the building has evolved.

The Portland Business Journal covered the 64 apartments about to go up on the site of the former Macadam’s Bar & Grill at 5833 SW Macadam.

With a Pre-Application Conference scheduled for development on the Prometheus Property in South Waterfront—which could include 4 buildings, of 200 to 300 apartments units in each—BikePortland wrote that the “dominoes keep falling for a continuous river path in South Waterfront“.

The Portland Business Journal wrote that the affordable housing development N. Williams Center will include 61 units, with a mix that includes “one-, two- and three-bedroom units, as well as a children’s area, gathering spaces, community gardens and a chicken coop.”

The Oregonian reported on the shortlist for the new director of the Portland Development Commission.

With development exploding in and around the Con-way Masterplan area, the Portland Business Journal took a look at completed and planned buildings at the far end of the Northwest District, including the LL Hawkins, Q21, Leland James Building and Blocks 294E and 295E.

The Oregonian wrote about how a conflict-of-interest probe marks the “latest chapter in Yard building saga”.

North18 returns in front of Design Commission as 11 story tower (images)

North18 has returned in front of the Design Commission, in the form of an 11 story bar tower. The building by YBA Architects previously received Design Advice in January of this year, at which time it consisted of a 6 story building with townhome units at the ground level. As now proposed the 119’-10” tall building would include 168 residential units above ground floor retail. Two levels of underground parking are planned, which allows the building to exceed the 75′ height limit that would otherwise exist on the site.
