This is an updated version of a post originally published on October 19th, 2015.

Construction is underway on a major renovation of the Con-way Leland James Center, which will see the existing building gain an additional story and an entirely new facade. The building will primarily be used as creative office space, with three new retail units added at the ground floor. An existing basement will be converted in parking for 72 cars and 150 bikes. Showers and lockers will be provided for the benefit of bike commuters.  The design of the project is by SERA Architects for developers Cairn Pacific and Capstone Partners.

Scope of work includes removal of existing convenience store, fuel canopy, fuel dispenser islands and restaurant. Construction of a new convenience store, fuel canopy and 4 fuel dispenser islands, landscaping, curbs and paving. Existing underground storage tanks to remain.

A Pre-Application Conference has been scheduled by Mackenzie to discuss a project at 3075 NE Sandy Blvd:

Proposal is for a new Lexus dealership. 2-story building with one level of below-grade structure. Ground floor uses will include an automotive showroom and leasable retail with structured parking on the second and third levels, and an automotive service shop on the lower level. Vehicular access is proposed off NE 31st Avenue in two locations, approximately the same as the existing access points from this street. Access from NE Sandy Blvd is not proposed for the new building.

A project at 6025 SE Powell Blvd has been submitted for Type II Design Review:

5 MLK Reviewed by Design Commission (images)

5 MLK, the 17 story Burnside Bridgehead tower, has returned in front of the Design Commission for its first full Design Review hearing, following three Design Advice Request hearings last year. The design of the project is by Chicago based GREC Architects, for Portland based developer Gerding Edlen. The 200′ tall building will include approximately 112,000 sq ft of office space, 220 residential apartments and 14,000 sq ft of retail space. Parking for 158 vehicles and 344 bicycles will be provided.

Design Commission approves NW 17th & Pettygrove (images)

The Design Commission has approved a mixed use building in at NW 17th & Pettygrove, by GBD Architects for Holland Partner Group. The building will include 196 residential units, with a mix of one-, two-, and three-bedroom units. Under the terms of a property tax exemption approved by the City Council, 40 of the units will be made available for at least 10 years to those earning 80% of area Median Family Income or less.  At the ground level the building will include retail spaces facing both NW 18th Ave and NW Pettygrove St. 119 vehicular parking space will be provided, in a partially below grade garage. 222 long term bicycle parking spaces will be provided, split between in-unit spaces and 156 spaces in the basement.

Construction is underway on a 6 story office building at SW 12th Ave & Morrison St. The 58,862 sq ft project will include ground floor retail with 5 floors of office space above. No vehicular parking is proposed. The architects for the building are Design Department, working with LRS Architects. The developers of the project are Menashe Properties and North Rim Development.

Design Advice Offered for Remodel of Former Lloyd Center Nordstrom (images)

Design Advice has been offered for the remodel of the west anchor building at the Lloyd Center, formerly home to Nordstrom. The building will be renovated for multi-tenant use. At levels 1 and 2 the existing mall concourse will be extended into the building. A new main entry to the Lloyd Center will be created where the entry to Nordstrom was previously located. The existing entry to the mall, located at the corner of the plaza, will be closed and filled in with new retail space.

Weekly Roundup: Beatrice Morrow, Ankeny Apartments, Grove Hotel, and more

The Beatrice Morrow Apartments will include 80 affordable housing units, offered under the city’s preference policy to those displaced from N/NE Portland.

The Oregonian wrote about the affordable housing planned for the former Grant Warehouse site on NE MLK. The building will be named the Beatrice Morrow, after the African American attorney who ran for state office in 1932.

The Willamette Week wrote about Home First Development’s plans to build 300 apartments and sell them to the city for $100,000 apiece.

The DJC wrote about how the Portland Development Commission is “driving ahead to expand parking stock“*, with investments totaling tens of millions of dollars planned at Old Town Chinatown Block 33, the Convention Center Hotel and at the 10th & Yamhill Smart Park.

The Portland Business Journal reported that the City Council and PDC have chosen to move forward with a full redevelopment of the Centennial Mills site. As a consequence, the Mounted Patrol Unit will not return to the site.

Portland Architecture spoke to Allied Works associate principal Dan Koch to about plans to rebuild the destroyed Robert and Ann Sacks House at 2281 NW Glisan and create a new building at 510 NW 23rd Ave.

The Grove Hotel has topped out, writes the Portland Business Journal. When it opens later this year it will include a new restaurant by Kurt Huffman’s ChefStable group.

In a two part series, the Business Tribune wrote about the Design Commission’s denial of the Ankeny Apartmentsand the upcoming appeal to City Council.

An article in Portland Monthly argued that the future of Portland’s skyline Is made of wood. Recent and planned wood buildings include The RadiatorFramework (CEID), 38 Davis, Albina Yard, Framework (Pearl) and Carbon12.

The Portland Business Journal broke the news that the AMF Bowling Alley at 3031 SE Powell Blvd is set to be redeveloped for a ‘national retailer’. The Portland Mercury republished a statement from AMF expressing their plan to continue operating “for its remaining lease term and perhaps longer“.

The Hollywood Star News wrote about plans by Koz Development for a new six-story, 114-unit studio apartment building at 4708 NE Sandy Blvd—a site currently occupied by Umpqua Bank.

The Business Tribune reported that the remodeled Macy’s building downtown will officially be known as the Meier & Frank Building.

Pearl Building East approved by Landmarks Commission (images)

The Historic Landmarks Commission has approved the Pearl Building East, a new 7 story quarter block office building by Mackenzie. The building will reach a height of 96′-0″, as measured from the top of the loading dock that will front onto NW 13th Ave. At the ground level the building will include two retail spaces, totaling 3,600 sq ft of leasable area. The project includes three level of below grade parking, some of which is provided to replace existing parking.
