Lloyd West Anchor Remodel

Work has wrapped up on the original scope of the Lloyd Center remodel, however future phases will now include repurposing the anchor building formerly occupied by Nordstrom.

TVA Architects and VWR Development have returned in front of the Design Commission to present a project at SE 9th & Alder for the second time. As now proposed the nine story mixed use development would include 155 residential units over ground floor retail. Parking for 96 vehicles is proposed in an at-grade mechanical parking system. Long term parking for at least 233 bicycles will be provided.

Meier & Frank Building Renovation Approved (images)

The Historic Landmarks Commission has approved a renovation of the Meier & Frank Building, formerly home to the downtown branch of Macy’s. The renovation is being designed by Bora Architects, for project owners Sterling Bay and KBS Realty Advisors.  The project will create up to five new ground floor retail spaces, and convert levels 2 to 5 of the building to creative office space. Portions of the existing basement will be re-purposed as bike parking and lockers, a gym, a conference room and a multi-use area. The top floors of the building, home to the Nines Hotel, are in separate ownership and are not part of the project.

The Oregonian wrote about Eleven West, the 24-story tower with swimming pool planned for downtown Portland’s West End.

The Willamette Week wrote about how Mayor Wheeler has “blown past a deadline his own office set for starting to spend a $258 million bond approved by voters last November to build and rehab affordable housing units”.

Portland Architecture took a look at the offices of Stoel Rives and Simple, respectively located in Park Avenue West and Clay Creative.

The Portland Business Journal looked at how the Goat Blocks are bringing “new flair to a transforming neighborhood.”

An analysis by the Business Tribune showed that the real estate market in Portland is moving towards the construction of office space.

Construction is underway on a mixed use tower at NW 14th & Glisan. The 16 story, 174′ tall building by Ankrom Moisan Architects for developer Holland Partner Group will include 230 residential units and 6,359 sq ft of ground level retail. A property tax exemption approved by the City Council in 2016 will allow for 20% of the units in the building to be affordable to households earning no more than 80 percent of median family income. 4 levels of below-grade parking will provide room for 206 vehicles and 362 bicycles.

New Omni Tower Goes Before Landmarks Commission (images)

The Historic Landmarks Commission has offered Design Advice on the New Omni Building, a proposed mixed tower in Old Town / Chinatown. The 15 story building by Ankrom Moisan Architects for Palindrome Communities would include 138 residential units, over ground floor retail and below grade parking. The project would be required to comply with the city’s inclusionary housing policies, with affordable housing units provided on-site or nearby, or a fee in lieu paid.
