Oregon Square Phased

Design Advice has been requested by GBD Architects for changes to Phase 2 of Oregon Square:

Changes are being proposed to LU 16-195933. Block 103 (SE) within Phase 2 is being proposed to change from a multi-story residential building to a mixed-use speculative commercial office building. The building along with the approved design of block 102 (NE) along with the approved buildings in Phase 1 will surround a publicly accessed pedestrian-only plaza. Two levels of below grade parking are proposed beneath 103 with the opportunity to connect 90 (SW) and 91 (NW). Changes to blocks 90 and 91 will add one level of below grade parking.

A Pre-Application Conference has been scheduled to discuss a project at 5727 SE 136th Ave:

Construct a new 2-story church with parking lot at this location. Intent is to use the portion of the site zoned CN2 as the parking lot, and the R2a as the structure.

A project at 5421 NE 14th Pl has been submitted for Type III Comprehensive Plan Map Amendment:

Comprehensive Plan Map Amendment with Zone Map Amendment. The site would be rezoned from R1(Medium Density Multi-dwelling Residential) to CS (Storefront Commercial). The CS zone allows both commercial and residential uses. There is a two-story apartment building with 9 units on the site. The proposal is to redevelop the site with a 4-story mixed use building (Harvey Rice Heritage Center) with 20 residential units, 4,300 square feet of office on the second floor and 2,820 square feet of retail space on the ground floor. Ten on-site parking spaces are proposed with access from NE 14th Place. The parking area is partially underneath the second story of the building.

A project at 6103 SE Cora St has been submitted for building permit review:

New 3-story 15-unit apartment complex, with attached trash enclosure, and associated site work

The Overton 15 apartments have been submitted for building permit review:

New 7-story mixed use building with 68 apartments with ground level offices

A revised building permit for a project at 5965 SE Milwaukie Ave (previously 6003 SE Milwaukie) has been submitted for building permit review by Urban Development Group:

New 4-story 54 unit apartment complex, trash enclosure within structure and associated site work

A project at 3926 SE 11th Ave has been submitted for building permit review by SG Architecture:

New 1-story fellowship center 7,415 sq ft; basement – storage, mechanical equip, trash enclosure; main floor multi-purpose area, commercial kitchen, restrooms, storage, entry; exterior stairs/driveway on north elevation, new ADA ramp and stairs on west elevation, new parking lot on east elevation ***mechanical permit 17-174944mt ***

Building permits were issued to City Craft Development for projects at 7025 N Mohawk Ave and 7045 N Mohawk Ave (previously 7023 N Mohawk Ave and 7031 N Mohawk Ave):

New 2 story apartment building with 7 dwelling units with attached trash enclosure and sprinkler riser room, detached barbeque area, and associated sitework (same as 17-101237-CO)

A building permit was issued to Carleton Hart Architecture for the Beatrice Morrow Apartments (Grant Warehouse Redevelopment) at 3340 NE Martin Luther King Jr Blvd:

New 5 story, multi-family building with 80 units and ground floor retail (future). Site work includes new parking, circulation paths and landscaping.

A building permit was issued to SERA Architects for a project at 5005 NE Sandy Blvd (previously 5035 NE Sandy Blvd):

Construct new 2 story building core and shell, no occupancy, to include on ground floor covered parking, bike storage, trash enclosure, and associated site work.***mechanical permit 17-110802mt****

A building permit was issued for a project at 3334 SE Belmont St:

New 3 story mixed use building; group B occupancy shell tenant space on half of first floor and apartments on remaining first, second, third floors.

Hoodworks Approved by Design Commission (images)

The Design Commission has approved a Hoodworks, a proposed office building in South Portland. The four story building by Koble Creative Architecture for Summit Development Group and Point B Development will be framed out of Cross-Laminated Timber. The 16,900 sq ft buiding will include retail/office space at the ground floor. 9 vehicular parking spaces and 7 bike parking spaces will be provided in a tuck-under parking area.

Block 290 & Slabtown Square Reviewed by Design Commission (images)

An initial design review hearing has been held for the Block 290 development at NW 21st and Pettygrove. The project by LRS Architects and PLACE Studio for Guardian Real Estate Services will include a new publicly accessible square, surrounded by a mixed use building of four to seven stories in height. The project will will include 201 residential units over ground floor retail. 107 vehicular parking spaces are proposed in a below grade garage.

Construct a new hotel with approximately 177 rooms, 11 stories. (Central City, Downtown, West End Plan District – Central City Design District)

Early Assistance has been requested by Holst Architecture for a project at NE 106th & Halsey:

Proposal is for a six story building with 45 affordable housing units, 30 market rate apartments, tuck-under parking, 10,000SF of retail and 10,700SF of office space. Amenities to include community room and green roof deck.

A Pre-Application Conference has been scheduled by Mainland Northwest to discuss a project at West of 8524 N Crawford St:

Previous EA 15-219376. Proposal to change the zoning, consistent with the Comprehensive Plan Map designation, from EG1 (General Employment 1) and EG2 (General Employment 2) to EXd (Central Employment zone with the Design overlay zone). The applicant states the future development on this 15-acre site could include multi-dwelling residential, neighborhood retail, mixed office-manufacturing uses. The greenway trail will also be developed. This application does not include a specific development plan.

The PSU Neuberger Hall Renovation has been submitted for Type III Design Review by Hacker architects:

Renovation of PSU’s Neuberger Hall, which includes updates and modifications to accessibility, fire and life safety, upgrades to MEP systems, seismic strengthening, program adjustments and facade improvements. One modification requested to Ground Floor Windows (33.130.230, 33.510.220)

The renovations to the Meier & Frank Building have been submitted for Type III Design Review by Bora Architects:

Project is located at former Macy’s department store. Floors 1-5 and basement to be demolished and renovated as creative office space with ground level retail. New restrooms will be added to the office floors to accommodate future office tenant improvement. Basement amenity space including bike storage, fitness and conference space will be provided.Scope includes limited facade renovations to accommodate restored retail entries mid block on SW 5th and SW 6th and a new entry on SW 6th near Morrison. Each entry will include a new canopy. The SW Alder canopy will be reduced in depth per PBOT requirements. The historic facade and SW Morrison canopies will be preserved.

The Hi-Lo Hotel, located in the Oregon Pioneer Building, is set to open at the end of the month. The building is also home to iconic Portland restaurant Huber’s.

Portland voters approved the $790 million Portland Public Schools bond, which will pay for the rebuild or modernization of Benson High SchoolMadison High SchoolLincoln High School and Kellogg Middle School.

Hammer & Hand Office and Workshop approved by Landmarks Commission (images)

A new office and workshop for construction company Hammer & Hand has been approved by the Historic Landmarks Commission. The two story building by Holst Architecture will include workshop space at the ground level, with office space and a roof deck above. The project is being designed to meet Passive House standards, with the intention that the office portion of the building will achieve net zero energy use. No vehicular parking is proposed.

PSU Neuberger Hall Renovation receives Design Advice (images)

A major renovation of Portland State University’s Neuberger Hall has gone before the Design Commission to receive Design Advice. The project is being designed by Hacker architects, and includes a complete interior renovation designed to address significant deferred maintenance. Significant alterations will also be made to the exterior envelope of the building, much of which is currently failing.

Weekly Roundup: Porter Hotel, Towne Storage Building, Providence Park, and more

Construction is well underway on the Porter Hotel in Downtown

The Portland Chronicle wrote about the demolition of a 1930 funeral home. The site at 80 NE 14th Ave is being redeveloped as a six-story mixed-use building containing 190 residential units.

Eater PDX reported that Touché Restaurant was set to close this Sunday after 20 years in the Pearl. The historic firehouse that housed the restaurant will be renovated as part of the Modera Glisan development.

The Portland Business Journal reported that software company Autodesk will move 200 employees from Lake Oswego to the Towne Storage Building in the Central Eastside.

The DJC wrote about the massive number of new hotel rooms coming online, including at the AC Hotel, Convention Center Hotel, The Woodlark and The Porter.  If all hotel projects currently proposed get built they “would expand Central Portland’s room count by 35 percent by 2020.”*

The Oregonian reported that the Portland Timbers’ proposed expansion of Providence Park drew City Council support at a hearing held last week.

As Esco Corp. winds down operations in NW Portland The Oregonian reported that its 15 acre site is being prepared for redevelopment.

Portland for Everyone wrote about the eleven bills aimed at tackling housing prices that are still alive in the legislature.
