Barry R Smith Architect has requested Design Advice and scheduled a Pre-Application Conference for a project at 829 NW 19th Ave:

Move existing structure and add new 54 unit structure

Pre-Application Conference to discuss a Type III Historic Resource Review to move an existing office building (contributing structure) from current location to within 20 feet of NW 19th. The applicant wishes to establish original lot lines (Lot Confirmation) and move some of the lot lines (PLA) to create two separate lots. The exisitng building will be located on a 4,355 sq. ft. lot and the other lot, 12,145 sq. ft., will be developed with a new 54-unit residential building. ZGF Architects have submitted the OHSU Center for Health & Healing South for Design Review:

Design Review with 5 modifications requested for a new ambulatory care facility on Block 29 and a new mixed-use structure on Block 28. Skybridges to connect buildings.

A building permit is under review for a project at 1950 NE Everett St:

Construct new 5 story, 55 unit apartment building, to be connected to apartment building (15-206564CO) on neighboring lot by 4 story corridor; main floor is parking, bike parking, and living units, floors 2-5 are living units, rooftop terrace and elevator/stair penthouse, associated site work included in this permit

A building permit was issued to Works Partnership for 811 Stark:

New 31,500 sf mixed-use building with retail space on the first floor, and an expected mix of creative office uses on the upper floors. Work includes 3-stories of wood glulam post and beam construction over a 1-story concrete podium, with ground floor retail, parking, lobby and building services

Design Commission reviews The Dianne (images)

The Design Commission has reviewed drawings for The Dianne, a proposed 15 story building in the Pearl District. The 153′ tall building will include 14 floors of habitable space, plus a mechanical penthouse at the top floor. The project will provide 102 apartments and approximately 1,500 sq ft of ground floor retail space, fronting onto NW 11th Ave. Parking for 52 vehicles will be provided, most of it in a mechanized parking system. 155 bike parking spaces will be located in the basement. The architects for the project are Ankrom Moisan. The developer is John Carroll of Carroll Investments, whose previous projects in the neighborhood include The Gregory Condos, The Edge Lofts, The Chown Pella Lofts, The Elizabeth Lofts and the McKenzie Lofts.

Construction is nearing completion on Framework, an office building at NE 6th & Davis. The DJC published photos of the new building by Works Partnership.

The Oregonian reported that the City could own the Post Office site in the Pearl by 2019, with a first phase of development taking place in 2021. A preferred vision for the site was identified this week as part of the Broadway Corridor Framework Plan.

The NW Examiner reported [PDF] on continued disagreements over the public square at Conway Block 290. Some community members are advocating for an enclosed square modeled after European squares, while others are worried such a form will inevitably feel private.

Garden Bar is the latest business to announce that they will open at Hassalo on Eighth in the Lloyd District.

Design Advice offered for Burnside Delta (images)

Design Advice has been offered to Vallaster Corl Architects for the Burnside Delta, a new mixed use building at the intersection of Burnside and Sandy. The 7 story building will include 84 residential units and 2,000 sq of ground floor retail. 22 vehicular spaces would provided, along with 126 bike spaces for the use of the residents. The developer for the project is Urban Development Group.

PDC identifies preferred concept for Post Office site (images)

The Portland Development Commission has identified a preferred concept for the redevelopment of the main Post Office site in the Pearl, as part of their ongoing Broadway Corridor Framework Plan prepared by ZGF Architects and Skidmore, Owings & Merrill. The redevelopment of the 14 acre site could accommodate up to 3.8 million sq ft of development, with space for 4,000 jobs and 3,100 residents. The plan assumes that 25% of the housing built will be publicly subsidized affordable housing.

Under Construction: Concordia Student Housing (images)

Construction has started on the Concordia Student Housing in the Vernon neighborhood of NE Portland. The project by Works Partnership for developer Urban Design + Partners will be used as residential dorms for students of Concordia University, located a 20 minute walk away. It will include 34 residential units, split between 14 studios, 15 one bedroom units and 6 two bedroom units. 9 car parking spaces will be provided in a tuck under parking area, and 44 long term bicycle parking spaces will be provided in a secure bike room as well as in the units.

Multnomah Village residents are attempting to block a planned apartment building at 7707 SW Capitol Highway. The building will include 70 market rate apartments, two retail units, and between 43 and 60 parking stalls.

The Portland Business Journal wrote about plans for the adaptive reuse of the Stagecraft Buildingone of the last remaining buildings in the Pearl suitable for conversion.

A groundbreaking ceremony was held on Monday for the Japanese Garden Expansion, with architect Kengo Kuma in attendance from Japan.

The first phase of the Ecotrust’s Redd on Salmon St food hub is now open and ready for tenants. The project will consist of two buildings: Marble and Foundry. Work on the Foundry building is expected to be completed in late 2016.

The Pine Street Market, which is due to open late this year, was named as one of American’s 17 Most Anticipated Food Halls by Eater. It was joined on the list by the James Beard Public Market, currently scheduled to open in 2018.

A study of Veteran’s Memorial Coliseum has come up with five options for how the structure could be renovated. These range for minor upgrades to address maintenance needs, to creating an indoor track and field facility.

A profile of developer/architect Ben Kaiser at Oregon Business looked at his ideas for how to deal with earthquakes, in both new and existing buildings. Work on the Radiator at One North, designed by Kaiser’s practice PATH Architecture, was recently completed.

United Way of the Columbia-Willamette has sold a downtown parking lot, reported the Portland Business Journal. The non profit is still considering its options for its headquarters at 619 SW 11thhowever at a recent Pre-Application Conference plans for a 15 story hotel were discussed.

A commercial structure at 8235 SE 17th Ave has been demolished, reported the Portland Chronicle. A building permit is under review for a new apartment building on the site, by developer Urban Development Group.

Under Construction: Riverscape Lot 1 (images)

Construction is underway on Riverscape Lot 1, a six-story mixed-use development along the Willamette River in the shadow of the Fremont Bridge. Plans call for a U-shaped building comprising 149 residential units and a small retail space on the street-facing side of the building. Design is by SERA Architects, with Fore Property Company developing the project.
