A Pre-Application Conference has been scheduled to discuss a new office building on Station Place Lot 5 in the Pearl. Drawings submitted to the City of Portland show a roughly triangular building, with retail at the ground floor. Structured parking for 64 cars would be provided. The 9 story building is being developed by Williams and Dame, who recently completed the Marriott Residence Inn one block to the south. The design team includes a partnership between THA Architecture and GBD Architects, who also collaborated on the under construction Pearl West office building.

Wonderwall: Gallagher Plaza’s new facade (images)
Work has begun on a major remodel of Gallagher Plaza, an apartment complex in Northwest Portland run by Home Forward. Work on the existing building includes replacing the entire exterior cladding, replacing the windows, adding new structural shear walls, replacing the mechanical equipment, adding bike parking and adding new landscaping around the building. The architects for the project are Holst Architecture.
Pre-Application Conference scheduled for Seven Corners Community Collaborative
A Pre-Application Conference has been scheduled to discuss the Seven Corners Community Collaborative, a proposed office building at SE Division St and SE Ladd Ave. The design for the building is by Waterleaf Architecture. Drawings submitted to the Bureau of Development show a 4 story building with 3 stories of offices above ground floor retail. 9 vehicular parking spaces are proposed at the ground level.
Construction starts on Q21 (images)
Construction has begun on Q21, a mixed use development at the northern end of NW 21st Ave. The project will partially incorporate an existing tilt up concrete warehouse into a new 7 story building, which will include 163 residential units, 16,000 sq ft of retail space and 11,000 sq ft of office space. Parking for 105 cars and 185 bicycles will be provided. The project design is by YBA Architects for Rosan Inc.

Weekly Roundup: Hawthorne Apartments, Hotel Eastlund and more
The Hotel Eastlund is scheduled to open June 1st. The former Red Lion hotel is located in the Lloyd District, an area that’s rapidly changing.
SolTerra Systems are about to start work on a new 35,000 sq ft headquarters at 2424 SE 9th Ave in the Central Eastside.
Ruby Jewel ice cream will open their third location in July, at The Hawthorne apartments at 4707 SE Hawthorne Blvd.
Oregon Ballet Theater plan to relocate from the Central Eastside to South Waterfront, according to an article in The Oregonian. The building they currently occupy will be demolished and replaced by the Modera Belmont, which is currently going through Design Review.
