Two new office buildings at Oregon Square, designed by GBD Architects, would include 370,000 sq ft of new office space.

American Assets Trust is looking at building two new office buildings* on Blocks 90 and 103 of the Lloyd District’s Oregon Square, reports the Daily Journal of Commerce. A previous proposal for the site was approved in 2015, but never broke ground.

Sturgeon Development Partners is planning an eight story cross-laminated timber office building in the Central Eastside, writes the Oregonian. Flatworks, located at 234 SE Grand Ave, is being designed by TVA Architects.

Building on History wrote about the “small miracle” of the restoration of the Hallock & McMillan on SW Naito Parkway.

The coronavirus is clouding the forecast for Portland Public Schools’ $1.4 billion bond campaign, planned for the November ballot, reports the Oregonian. If the district moves forward with the measure it would seek to fund the reconstruction of Cleveland High School, Jefferson High School and Wilson High School.

Alta Centric Approved by Design Commission (images)

The Design Commission approved the Alta Centric, a new mixed use building in Goose Hollow designed by SERA Architects for Wood Partners. The 7 to 8-story building will include 203 residential units and a small commercial space facing SW Morrison St. 15 vehicular parking spaces are proposed, accessed from SW 17th Ave.

The building will be subject to the city’s inclusionary housing rules, which require the provision of affordable housing or the payment of a fee-in-lieu.

Approximately 180,000 gross square foot hotel project with 250 guest rooms, ballroom, conference center, fitness center, ground floor restaurant, bar/market, support spaces and rooftop bar. The total project consists of twenty one stories of Type I construction with one basement level. This Review application is for proposed revisions to previously approved design review LU-16-111127 DZM AD.

News Roundup: Northbound 30 Collaborative, Gilkey International Middle School, ART Tower, and more

The Northbound 30 Collaborative will include eight five-story mass-timber apartment buildings, with a total of 144 units over the entire site.

Hotelier and former Ambassador to the European Union Gordon Sondland is selling a parcel land at 320 NE Lloyd Blvd, reports the Oregonian. The property was acquired from Metro in 2016 as part of settlement to legal action related to the Hyatt Regency at the Oregon Convention Center. A proposal in 2018 to build a music venue, commercial space and a 14-story residential tower on the site never moved forward.

Portland plans to readopt the Central City 2035 Plan—which is not currently in effect—with the same building heights in the New Chinatown / Japantown Historic District, writes Building on History.

A project at 6485 SE 128th Ave has been submitted for a Pre-Permit Plan Check by Scott Edwards Architecture:

The project consists of 15 units with 5 tuck-under parking spaces, the main floor with office, restroom, laundry, bike storage, trash receptacles, and three units (two studios, one 1-bedroom). The second and third floors include six units with (2) 1-bedrooms and (4) studios on each. All units are affordable (4 at 30% AMI, 12 at 60% AMI) and will comply with the voluntary inclusionary housing requirements of Chapter 33.245. The existing site is a vacant flag lot consisting mainly of lawn and two evergreen trees which will be removed to construct the project. Private storm water from the development will be infiltrated on-site with the use of a private drywell and pervious asphalt pavement. Additional site work includes a driveway, pedestrian walkways, site lighting and landscaping. The building is sprinklered with an NFPA 13R system.

The Westwind Apartments at 327 NW 6th Ave have been submitted for a Type III Design Review by Works Progress Architecture:

100-day Review Timeline. Construction of a new, 7-story, mixed-use building on a quarter block site. Project includes 100 deeply affordable units of permanently supporting housing, including 72 transient housing units (SROs) with PHB funding, and 28 studio apartments. It will also contain ground and second floor CCC Office space and community functions. There will be a small retail space at the northwest corner. Adjustment to 33.510.263 is requested to allow loading area access on NW Flanders.

Westwind Apartments Receive Design Advice (images)

Design Advice has been offered on the rebuild of the Westwind Apartments, which is being designed in collaboration by Works Progress Architecture and Architecture Building Culture for Central City Concern. The project will replace the existing Westwind Apartments with 100 new units of deeply affordable housing. The 7-story building will include seventy two SRO units and twenty-eight studios, combined with supportive services. Ground floor program will include office space, residential amenity space, and retail lease space. No vehicular parking is proposed.

A project at SE 2nd and Ash has been submitted for a Type II Adjustment Review by GBD Architects:

The proposed project is a 83,045 gross sf building (with less than 59,576 sf of industrial office, 5,000 sf of traditional office, ground floor retail and structured parking). The building has a day lit basement level and first floor of concrete, with 5 levels of Type 3-A heavy timber above. Stormwater will be collected on the roof of the building and treated in flow through stormwater planters on the third level. Adjustment requested for the loading requirement.

The Multnomah County project at 333 SW Park Ave has been submitted for a Type III Design Review by Carleton Hart Architecture:

Accessibility upgrades, expansion of ground floor storefront, window replacement, roof leveling and membrane replacement, and eco-roof installation. New vertical circulation systems are also proposed which will bring the building up to current egress codes. North of the existing building, the current surface parking lot will be converted into a private plaza. This will include bicycle parking, a trash and recycling area, stormwater planters, paved recreation area, and covered seating.

Beam Development is moving forward with the Workshop Blocks (formerly known as the ODOT Blocks), reports the Daily Journal of Commerce. Last week the board of Prosper Portland, who own the site, voted to authorize a 99-year ground lease*. Beam plans to build 100,000 sq ft of industrial office space on Block A, which will be first of three buildings planned.

The Business Tribune reported on how construction workers are grappling with social distancing.

Portland Architecture spoke to Emerick Architects, who recently celebrated 20 years in practice.

The office portion of the Broadway Tower was sold by its developer, BPM Real Estate, reports the Business Tribune.
